    A Simple, Affordable Hotel

    I stayed here to see a musical at Ariake EX Theater. It was reasonably priced, easy to use, and comfortable. Because of the typhoon, the weather was bad and it was crowded, so I wasn’t sure where to have dinner, but I went into Banyan Tree Cafe. It was quiet and elegant, with a relaxing atmosphere, and I could take a breather. The food was delicious too, and I’m glad I went in. When I visit Ariake again, I’d like to stay here again.

    It was comfortable.

    There is a convenience store inside the Hotel. It is compact but well stocked, which was very convenient. The dedicated elevator for the Premium Floor was also excellent. The view from the window was great, and the weather was nice, making it very pleasant. I had a small concern about the washbasin, but the room was clean and the bed was comfortable. I would like to stay here again when visiting the Ariake area. Thank you very much.

    Would you prefer a 1:00 PM check-in, or a more comfortable bathroom and washbasin?

    I originally registered as a member on the Hotel’s official website and had booked a single Room, but I found an IKYU-exclusive Plan that allows check-in from 1:00 PM, so I rebooked. Location: Close to Kokusai-Tenjijo Station, and Ariake Garden is within walking distance. There are also LUUP and Docomo Bike ports right in front. Room: Premium Floor Bayside Single (19F) Noise from the hallway/adjacent Rooms… not noticeable Bathroom… small and dated, like a studio apartment Sink… a household-style vanity with unnecessary shelves on both sides; the mirror is narrow and there’s little counter space The bathroom and sink were a bit of a letdown, but everything else was fine, and the in-room amenities (below) were well stocked. In-room amenities: A microwave, iron, and ironing board were provided, which was convenient to use at any time. Also included: a refrigerator with freezer compartment, glass tumblers, and mugs. No luggage rack, which was mildly inconvenient. Facility (in-building): A long corridor with similar-looking doors lined up on both sides. I didn’t confirm the direction of the elevator hall at first and got lost. (Going toward the lower Room numbers was correct.) Elevators… 2 dedicated to the Premium Floor; 6 for up to 16F? (not sure) Washing machines/dryers… likely one each on floors 3/8/10/? (I only checked 3/8/10 so I’m not sure). From the Premium Floor you must transfer elevators at 1F or 2F; they’re also located a bit away from the elevator hall. If one is in use you’ll have to go to another floor and walk down another long corridor—brutal. The 3rd floor smelled like cigarettes. Laundry: ¥400 per wash / Dryer: ¥100 per 20 minutes Convenience store… on 2F. There’s no water dispenser, so you need to buy water. Ice machine… some floors had it inside the laundry room; others seemed to have it near the elevator hall (not sure). Staff: They didn’t seem aware that some guests were eligible for a 1:00 PM check-in. When I requested chopsticks and an ice bucket (it may take time during busy periods), both were delivered to my Room. Their greetings and communication were generally good. Breakfast: Two kinds of fruit (pink grapefruit and lychee). A good variety of Japanese- and Western-style options—something I’d be happy to have again. Amenities: The face mask pack(s) and cooling towel(?) were nice. A wide selection is available in front of reception. Overall this stay felt like great value for money. If I stay again, I’d choose a Room other than a Premium Floor single/double.

    It took nearly an ho...

    It took nearly an hour from arriving at the Hotel to completing check-in. I was dissatisfied that I did not receive a clear explanation as to whether this was due to a machine issue or something that normally happens when many guests arrive at once.

    Well-stocked amenities. Please note that pajamas must be picked up from the area in front of the elevator. Having a Lawson convenience store on the second floor is very convenient. The massage chairs are a nice touch.

    Overall, I’m satisfied!

    It was a very comfortable stay! All of the staff were kind, and both check-in and check-out were very smooth. Their coordination was excellent, which made the experience even better.

    The front desk staff were exceptionally helpful.

    There was a washing machine and various Facilities, which was very convenient. The front desk staff were very polite and helpful. Everyone responded with a warm smile and professionalism, which made us feel at ease. The only issue was that when we turned on the air conditioner in the living Room, it had a strong damp/musty smell, so we couldn’t use it (we turned it off and used the bedroom air conditioner for both areas instead, which was still comfortable).

    The separate-type bathroom was nice, though.

    The suite on the 20th floor had a great view and a spacious Room, which was very nice. However, the plumbing felt old, and when I drained the bathtub, I was startled by sudden gurgling sounds from the kitchen sink drain. The refrigerator was large, so I recommend it for stays of several days. One concern was that the toilet washlet would not go above 37°C, so it felt cold and made me want to take another bath. Even with the air purifier running, odors and dust made my nose run nonstop. I think the air conditioning and plumbing should be repaired. It was disappointing because everything else was good.

    A clean and efficiently run Hotel

    We were able to stay at a great rate with IKYU benefits! The hotel was clean, and it felt nice that the housekeeping staff greeted us when we passed in the hallway. My companion was happy there was a convenience store in the building. It seems many guests stay for longer periods. I think they streamline what they can to keep prices low. Having a coin laundry was also very helpful.

    Thank you as always. I stayed again this time—thank you very much. Above all, it is quiet and comfortable. The breakfast was also delicious, and I was very satisfied. I was planning to check out a bit later. At other hotels, I often hear the voices and work sounds of staff cleaning Rooms that have already been vacated, which makes me feel rushed. Here, there was none of that at all, which I really appreciated. I would like to stay again next time. Thank you in advance.

    We had a comfortable stay.

    From check-in to check-out, I had a very comfortable stay. At check-in, the staff kindly escorted me to the elevator, and I felt there were many highly professional team members. During my stay, they helped resolve any issues or questions one by one. The Room was on a high floor, quiet, and very clean. Thank you for taking such good care of me—I would like to stay again.

    Could you please confirm the in-room amenities?

    I stay here every year, but the Room I stayed in this year had very poor Facilities overall. I use a Room with a kitchen to prepare simple meals, but when I tried to use the knife, the blade was chipped and rusty, and it couldn’t cut anything. When I asked the front desk for a replacement, they said they would look for one but apologized in advance if none was available. They did replace it, but shouldn’t kitchen utensils be checked regularly? Also, when I tried to put toiletries in the drawer of the shelf attached to the bathroom sink, the drawer was broken. I managed to use it by fitting it back into place myself, but I think it will break again. Even though this was on an upper premium floor, there were too many issues with the Facilities, and this stay was disappointing. All of the staff are kind, so it’s a shame for such a Hotel to have preventable Facility problems that could be addressed with proper checks.

    It was a comfortable Hotel.

    Check-in is self-service, but the staff provided attentive support, so it was easy. Amenities are self-serve—take only what you need—and there is a convenience store inside the Hotel, which was very convenient.

    The Room temperature cannot be adjusted.

    Despite staying in midwinter, the Room was so hot that I was drenched in sweat. There were fans available to borrow in front of the elevators on each floor, and I used one, but it was still hot. I could not adjust the Room temperature at all, and it remained hot even after turning off the air conditioner. The hallway temperature was comfortable. Also, the bathroom and toilet are combined, but the floor is slanted, so when you sit on the toilet you are tilted. I think if Hotel staff stayed in the Room once, they would understand the current situation. Even the cleaning staff were sweating heavily. Breakfast had a wide variety of items and was delicious. If the Room temperature control improves, I would like to stay again.

    I stayed for multiple nights, but

    Although it was a Multiple Night Stay, I had to change Rooms each time, check out my luggage, and then check in again, which was very inconvenient. I wanted to move quickly to visit TDR, so this was very disappointing. The Hotel Facility was excellent, but the front desk staff felt cold, which was also disappointing.

    Great value for money.

    We stayed in the Premium Suite. The Room was spacious, and we were able to relax comfortably with a bathroom that has a separate washing area.

    Thank you to the manager in black at Banyan Tree Café.

    We had planned to go out for dinner in Odaiba at night, but it was cold and windy outside, and walking to Kokusai-Tenjijo Station felt too tough, so we went to the cafe on the first floor of the Hotel, “Banyan Tree Cafe.” I’m grateful for the attentive service from the manager in a black suit. We ordered a full bottle of wine, and the way he placed the wine glasses was really stylish. Thank you for putting up with our tipsy conversation. The Vietnamese beer 333 was delicious.

    Great.

    Conveniently located near the station, with a convenience store on the way. The front desk area was clean, and the staff were very friendly. The Room was very clean and I was satisfied. The bathroom was also clean and felt spacious even though it was combined with the sink and toilet. Very satisfied. The bus to Disney stops right in front of the entrance by the front desk, which is very convenient. I would like to stay here again.

    Close to the station, but...

    As this is not a new Hotel, I didn’t have very high expectations, but I was very disappointed that the Room was not properly cleaned. There were several hairs left in the bathroom, and the sink area was held together with duct tape, which was also disappointing. I made a Reservation at this Hotel for work reasons, but I don’t think I will stay here again.

    A very convenient Hotel

    On the last day of our Multiple Night Stay, we decided to treat ourselves and upgraded to a nicer Room by paying the difference. The Room was like an apartment and very clean, and although there was a small issue, the staff responded quickly, making it a great final day. Overall, I think this Hotel is very comfortable. I especially liked how many elevators there were. Even though there must have been a huge number of guests, we never had to squeeze in together... That really matters. The housekeeping staff, front desk staff, and breakfast venue staff all greeted us and were very kind. Thank you for a comfortable stay!

    A Hotel You’ll Appreciate on a Multiple Night Stay

    I think this is a Hotel that people will either like or dislike. I hope you read the Reviews with the understanding that this is a Business Hotel. I stayed for a Multiple Night Stay, and honestly, my first night was disappointing. The Room isn’t new. After reading the Reviews saying “the cleaning isn’t thorough” and “the Room smells,” I felt they were right on the first night. But from the second night, I started finding my own ways to make my stay more comfortable. First, about the smell: conveniently, there are plenty of amenities on the first floor that you can take freely. There was a grape-scented bath additive. I thought, “This is it!” and from that day on, I started leaving the used packet on the Room floor. And surprisingly… I gradually stopped noticing any odor in the Room. As for cleaning, this Hotel does housekeeping every three days as a rule. When I used the coin laundry, I saw many housekeeping staff members, and everyone was vacuuming the carpet floors very thoroughly. In fact, after they cleaned our Room, it felt noticeably cleaner—almost like a different place. Another advantage of this Hotel is towels. Many Business Hotels limit how many towels you get per night, but here, if you need more towels, there are extra ones in the hallway—and if not available there, they bring them to you. Not just towels—slippers and trash bags too—they even brought them late at night. It was very helpful. I’m sensitive to dust by nature, but strangely enough I didn’t sneeze during my stay. That’s another big plus for me. It’s a Hotel I can recommend. I’d like to stay again!

    Accommodation for watching tennis

    It was a wonderful Hotel. The Room was very clean and also had a foot massager. Since I walked a lot while watching the Japan Open tennis at Ariake Coliseum and dining and shopping at Ariake Garden, my legs were tired, so I used the foot massager before going to bed. My legs felt completely different the next day. There was also a refrigerator with a freezer and a microwave, so I would like to stay again next time.

    I stayed here to attend a live show at Tokyo Garden Theater on September 8! All the front desk staff were extremely helpful, and having a LAWSON convenience store on the 2nd floor made it very convenient.

    I was satisfied with the breakfast (*´∇｀)

    I stayed here for a live show at Ariake Arena. It’s quite far on foot. What surprised me was that, even though it’s a business hotel, the breakfast had a wide variety of items and tasted better than the price would suggest. My friend was surprised too. The disappointing part was that, since the building is old, there were only power outlets for charging my phone. When I asked if they had a charger, I was told to buy one at a convenience store, so I laughed. I won’t stay again next time, but I do think they’re doing their best with breakfast.

    We had a comfortable stay.

    I stayed alone for one night due to an event. The place was clean, and the free amenities were well stocked, which was great. The Facility was more than sufficient for a solo stay, and I had a very comfortable time. Thank you! The station is also very close, and there are family restaurants nearby, so even though I ended up having dinner late, it wasn’t a problem.
