    The location was great.

The location was excellent in the heart of Kyoto Sanjo, with plenty of shops nearby, making it very convenient. The staff were courteous, and I had a comfortable stay in a lovely Room. I made a Reservation for the ReFa Room because I wanted to try ReFa products. I was able to use the shower head, hair dryer, curling iron, and straightener, and the NanoCare steamer was also available, which was great—but I thought it would be helpful to have written instructions for how to use each item. The amenities and complimentary drinks were also wonderful.

    We had a comfortable stay.

This time, we stayed in a Room with a separate bathroom, and it was very relaxing to take a bath. The bed was very large and comfortable. The duvet was also very large, though it may have been a bit too big for sleeping. The location was great, the cleaning was thorough, and we had a comfortable stay. For breakfast, we enjoyed the pre-portioned side dishes and the white stew. We would love to stay again next year.

Well located, smoke-free Accommodation (no cigarettes)

The location is excellent. Room cleaning was somewhat lacking, with dust left around the refrigerator inside the shelving unit. The view from the Room is not good. Some Rooms may have an outside view, but you should not expect much on lower floors. There is a smoking Room, but cigarettes are not allowed, which may be inconvenient for smokers.

    Convenient Sightseeing Hotel

I stayed one night on a trip to Kyoto. It’s in an extremely convenient location, so you won’t have any trouble finding places to eat out. At the entrance, you can choose not only coffee but also black tea and herbal tea; you can enjoy them in the lobby or take them up to your Room, which was great!! The cafe au lait—or cafe latte—was delicious. I wanted to have it in the morning too, but it was limited to breakfast guests only, and that was the only disappointing part... There’s also an on-site bar where you can drink alcohol (for a fee). I received a Discount Coupon, so I tried it—this was tasty as well. Amenities are available in front of the reception for guests to take freely, and having face masks was a nice touch for women. Please keep this service. The Room was very clean and comfortable, just like other Reviews said. Since mine had a unit bath, next time I’d like to book a Room with a separate bathroom. I’ll be back. Thank you very much to the staff for your kindness.

A wonderful Hotel with thoughtful attention to detail

A sudden business trip to Kyoto came up that day, so I quickly made a Reservation at a Hotel near my destination. Since it was a last-minute Reservation, I hadn’t checked the details in advance, but it was a wonderful Hotel with thoughtfully designed interiors and excellent meals. Even though I stayed in a corner twin room with breakfast included, the last-minute discount made it an incredible value, and I had a very comfortable stay. The staff were also very kind and attentive, creating a welcoming atmosphere that allowed me to relax and enjoy my time. I would definitely like to stay again.

[Important!] This Hotel has many Facility issues.

The worst part—honestly, what’s unbelievable—is that this Hotel continued to let guests stay in a Room despite already knowing about the Facility defects and leaving them unaddressed. I stayed in a Standard Double. When I turned on the air conditioner in “the 5th-floor corner Room I was first shown,” after a few minutes it started making a constant noise—something like “clatter-clatter” or “rattle-rattle.” It was so irritating I couldn’t sleep, so I went back to the front desk and explained. A staff member came back to the Room with me to check, heard it immediately, and said, “Ah, this is the sound of parts above this lamp hitting each other. We hear this from other guests all the time…” Then they suggested moving me to another Room of the same level. When I entered “the 3rd-floor corner Room I was shown next,” it didn’t have a luggage rack like the 5th-floor Room did. I went back to the front desk again, but they said there were no spares in storage, so in the end I had to put my luggage directly on the floor. After that, when I opened the unit-bath door to take a bath, for some reason the drain cover had come off and was lying flipped over right next to it. Still puzzled, I put it back on and tried again. But when I drained the tub, water overflowed from the drain and pooled on the toilet side! If I’d noticed any later, it could have flooded into the Room. Because it only drained little by little, between slowly letting out water over time and then cleaning up afterward, what should have been a relaxing bath ended up making me even more exhausted. Holding back my anger (and heading to reception for what felt like yet another time that day), I reported it again. There was no surprise or apology—just: “We’ll send housekeeping right away.” …So they must have known. When I checked Reviews later, someone wrote about exactly this issue in a post dated 2024/12/13—one and a half years ago. And regarding the air conditioner noise as well, they admitted other guests had complained about it many times. Knowing these Facility problems exist yet leaving them unfixed—and repeatedly assigning guests to problematic Rooms—is unacceptable. And then there’s more. After housekeeping finally finished and things settled down somewhat, when I went back into bathroom area again to brush my teeth later on، an awful drain smell filled everything—it completely ruined my mood. This is truly an awful Hotel. It’s disappointing that IKYU lists a Hotel like this.

A charming Hotel right in the heart of Sanjo

It’s in a very convenient location with great access to anywhere, and it’s also a cute Hotel. There are several types of welcome drinks available until 8:00 PM, and you can take them back to your Room; although I didn’t use it because a typhoon hit during my stay, it seems you can also take them up to the rooftop. The Room is small, but everything you need is provided, and you can pick only the amenities you need downstairs, so there’s no need to bring basic skincare items. If you have a large suitcase, the Room may feel a bit tight, but otherwise I think most guests will be very comfortable. The furnishings in the hallway are also classic and charming—perfect for women. Thank you very much for your hospitality.

No view from the Room. There is an unpleasant odor lingering in the Room. The breakfast selection is limited.

It would be great if the vending machine on the 2nd floor offered hot drinks.

For some reason, even during the cold season, all the vending machines only offer cold drinks. Otherwise, I am satisfied with everything, so it would be disappointing if this alone caused guests to stop coming. I don’t think this would be difficult to improve. This is not just my personal request.

    Thank you.

I stayed here for an exam. It was close to the station, with plenty of places to eat nearby, yet it was quiet and comfortable. The best parts of breakfast were the obanzai buffet and the sweets, served on ceramic tableware. I passed the exam, and I’d love to stay here again.

Regarding the vending machine on the 2nd floor

I am a repeat guest. The vending machine on the 2nd floor always offers only cold drinks, both in summer and winter. As a result, I have to go to convenience stores around Sanjo or Shijo to buy something. This time it was cold and raining. I have requested this before, but it was not addressed. Please consider reducing some of the mineral water options and adding hot drinks. If you could think from the guests’ perspective, I believe your rating would improve even further. Thank you for your consideration.

I stayed in a Room equipped with ReFa, but...

I stayed for one night in February. Below are a few points I noticed, items I’d like to see improved, and some helpful information. - The Hotel was clean, but the building is old. - To get the free water, you need to stop by the vending machine on the 2nd floor to dispense it yourself, then take the elevator back to your Room. The vending machine is in the same small room as the washing machines and it was very cramped. When I went there with a backpack and a duffel bag, someone else was there and there wasn’t enough space to pass each other. If possible, I would prefer water to be provided in the Room. - Regarding the bath: one of the buttons on the ReFa shower head wasn’t working properly, so I ended up using it on a standard setting. Please ensure Facilities are checked thoroughly. - The internet connection was poor and I could only use Wi-Fi. The Wi-Fi itself worked fine. - It was a twin Room, but only one set of towels was provided. (This varies by Hotel.) - There was no hot water at the sink in the Room bathroom. In winter, that’s quite tough.

    The location is excellent.

This was my first visit. I enjoyed the cozy atmosphere of the petite Hotel. The bathroom was clean and pleasant. It’s nice that water is available for free on the first floor, but having to go get it is a bit inconvenient... It would be great if water could be provided in the Room.

    This was my second s...

This was my second stay. It’s a convenient location, especially for Keihan Railway users. I was able to visit Yasaka Shrine for the New Year from Chion-in via a charming route that avoided the crowds. I also fully enjoyed the area—going to Kawaramachi and even heading to Nishiki late at night. The rooftop is pleasant as well. The pillow and mattress are on the firm side, and there’s no switch for the refrigerator so it can’t be turned off, but the separate bath setup is great, and the newer ReFa shower head is excellent. I had a Yamazaki highball for 1,700 yen. The free dagashi snacks were no longer available. Skincare items and amenities are thoughtfully prepared for women, which was appreciated. I was also happy when they told me I could take home a Japanese-style memo pad that I had been considering buying.

    Perfect for a girls' trip.

This time, I stayed with my daughter and her young child. We had reserved the Refa Room, which was very convenient as my daughter could use the straight iron and I could use the curlers. The room even came with a facial steamer, making it perfect for a beauty-conscious girls' trip. The location was excellent, making sightseeing and shopping very convenient. I would definitely like to stay here again!

    Second stay

I first stayed at this accommodation in November 2024 and loved it so much that I chose it again for a trip with friends. The room and exterior, which evoke the charm of the Taisho era, are unique to this hotel and truly delightful. Its convenient location is just across the bridge over the Kamo River from Sanjo Keihan Station, yet being off the main street ensures a peaceful atmosphere without outside noise often experienced at other hotels. Last year, amenities and self-serve drinks were abundant, along with complimentary wine vouchers. However, currently only amenities are provided for free. While understandable given recent price increases, it felt slightly disappointing. The showerhead in the bathroom is by ReFa, and the hair care products are organic and of good quality. That said, in the bathroom of my room during this stay, there were traces of black mold in corners of the floor and what seemed like red mold stains on the bathtub—giving an impression that cleaning might not be thorough enough. Breakfast offers a modest yet sufficient selection overall. The staff members are all very polite and greatly appreciated. I hope to stay here again when visiting Kyoto next time!

The location is excellent, and the Room looked exactly like the photos upon opening the door. However, for those who prefer a bit of hallway space from the entrance for hygiene reasons, it might be disappointing. The ice from the ice machine was also finely crushed like fast-food ice, which was a letdown.

Quiet, convenient location, and clean – the perfect combination.

As a returning guest, I was able to stay with peace of mind as always. The room was clean, and I felt the staff did an excellent job. I look forward to staying again within the year.

It was comfortable this time as well.

Second stay. This time with breakfast included for under ¥7000. Located near Sanjo Ohashi, close to the station, and surrounded by shopping streets. A ¥300 discount coupon for alcohol (with nuts) is available within the hotel. A compact hotel but sufficient for solo travelers. Breakfast is not extensive but delicious, and the staff are friendly and accommodating with smiles.

A Hotel You'll Want to Return To.

Recently, I stayed at the accommodation during a break from moving houses. The hotel is conveniently located with numerous restaurants, delicious bakeries, and shops nearby. The room, though on a lower floor, offered a great view and allowed me to enjoy the scenery as if I were at home. The design of the window glass was stunning—perhaps inspired by the Taisho era?—and the bedding was perfect for relaxation. The only downside was that the round table near the window had wobbly legs. Since it’s close to my residence, I don’t often have opportunities to stay here. However, for a change of pace, I’d love to return soon and experience something extraordinary in one of their Superior Deluxe King rooms with an independent bathroom and vanity area.

The Hotel itself is highly recommended.

The Hotel itself, including breakfast, is a favorite of mine that I use repeatedly. This time, due to bad weather, the Keihan train stopped running, and I was stuck on the train. When I contacted the Hotel as there was a possibility of crossing into the next day, they informed me that "if it crosses into the next day, it will be treated as a cancellation." Furthermore, they mentioned that "if you can bring proof of train suspension," but nowadays such documents are often issued online only or are not available until the following day during nighttime hours. Even though I informed them that I was taking alternative measures to reach the Hotel, their response about cancellation after midnight made me feel uneasy about using their services.

    Hotel with Convenient Access

A beautiful and new Hotel located near Sanjo Station, along the river with a charming atmosphere. Convenient for sightseeing with access to buses, subways, and Keihan lines. You can enjoy walking to Kiyamachi, Pontocho, and Shinkyogoku. Next to the Hotel is Suya, where you can reflect on Ryoma from the late Edo period. The Hotel offers excellent amenities and is especially accommodating for women. Additionally, you can access the rooftop to enjoy stunning views. The bathroom also features a window, which was a nice touch.

    Regarding Air Conditioning Temperature Settings

Thank you for your continued patronage. It seems that the air conditioning temperature was set to automatic this time, and no matter how many times I adjusted it, it kept resetting to 20 degrees. Even with a blanket at night, it felt a bit cold. I will be staying again at the end of the month, so I kindly request that all room settings be checked in advance. I like the Hotel itself and look forward to staying again.

Overall satisfied, but some issues with front desk service.

Overall, my stay was comfortable. The breakfast was delicious and plentiful, and the Facility was clean and satisfactory. However, there were a few concerns regarding the front desk service. Firstly, I was informed that "there is a coin laundry but no laundry service," but in reality, there was a laundry service available, which I only discovered right before checking out. This was disappointing as I had wanted to use it. Additionally, the breakfast voucher was not provided at check-in; I had to inquire about it myself to receive it. While the overall service was good, I felt that training for some staff members (possibly part-time employees) could be improved. If detailed guidance is thoroughly implemented, it would make for an even more excellent stay.

Prime location, but might be a bit noisy for repeat visitors?

Chose a nearby Hotel for the riverside dinner. Enjoyed two days of Kyoto Trail Higashiyama, with only the sounds of warblers and the Chion-in temple bell... Descending from the mountain, it was chaos in Kyoto city center. Tried to go for an early morning walk but gave up due to piles of garbage scattered by crows. If Kyoto doesn't regulate tourism, it might face irreversible consequences. Nishiki Market is not a kitchen for locals anymore, and Kyoto offers either third-rate food or overpriced Michelin options—no charm left. The Hotel was no exception. Oh, how I miss the old Miyako Hotel...

    This is my favorite property.

I stayed twice this month for photographing snowy Kyoto. This time, I had breakfast for the first time, and it was very delicious! The rice was especially tasty, and I was completely satisfied with the small bowls of obanzai and dessert. The stew made with chicken that had a fragrant charred surface—was the secret ingredient miso? It was very rich and delicious. (Sorry if I'm wrong) The location is excellent, and the free coffee is truly appreciated. I will stay again.
