    The breakfast is excellent!

The thoughtfully prepared breakfast selection was all very delicious. I especially enjoyed the warm vegetables and the hearty vegetable soup with plenty of ingredients.

    Filled with your favorite scents

I stay here several times a year and keep coming back—the natural aroma scents and carefully selected ingredients soothe me every time. The new summer welcome drink, which wasn’t available before, looked refreshing and was gentle on the body. Since it was a Multiple Night Stay, I was able to try all three syrups. Mint when I want to feel refreshed, cinnamon when my stomach feels tired, and red shiso when I feel like I might lose to the summer heat—each cup was truly comforting. I hope this becomes a regular offering from now on. The spiced chai at breakfast also felt uniquely special and was delicious.

I stayed here on a business trip. My schedule ran late and I checked in around 10:00 p.m., but the staff kindly assisted me and even let me choose the type of concept Room. Both the Room and the bathroom were spacious, so I could relax. The refrigerator could fit a 2L bottle, and while it was compact, it was just right for a solo stay. Having breakfast in the Room while admiring the artwork was a lovely experience. When I stay overnight in Kyoto next time, I would definitely like to use this Accommodation again.

    It was great.

I stayed in a designer Room, and the concrete-style floors and lobby felt very stylish. The amenities are minimal, but when I went to the lobby late at night because I wanted insect repellent, there were two staff members at the front desk, which made me feel reassured. The Room and bathroom were spacious and comfortable, and I was very satisfied. If possible, since the TV is so large, it would be great if it could connect with Netflix or YouTube. Also, since there was a water dispenser, I thought it would be helpful to have a bottle that could be filled and taken back to the Room. There were no available spaces at a nearby coin parking lot, so I had to walk a bit, which was inconvenient. However, although I like trying different Hotels, this is one I would definitely like to stay at again. Thank you very much.

    A pleasant fragrance

I have stayed here several times. The lobby is always filled with a soothing aroma. Artworks are displayed at the Hotel entrance, along the corridors, and near the elevators. There is also art on the guest room walls, making this a Hotel with a strong sense of aesthetics. The room size and furnishings are just right for me. The only drawback is that it’s a bit far from JR Kyoto Station on foot, but it’s still within walking distance. I would like to stay here again.

It’s a bit far from the station, but…

It’s located a short walk south from Kyoto Station along the old Karasuma-dori, then just a quick turn to the right. Compared with the hotel-heavy areas around Sanjo, Shijo, and Kyoto Station, it feels fairly far out, but that’s part of the charm: step one street off the main road and you’ll still find an old-fashioned downtown Kyoto atmosphere. For getting into central Kyoto, there are convenient transport options roughly midway between the Hotel and Kyoto Station: Kujo Subway Station (Karasuma Line) and the city bus stop “Subway Kujo Station-mae (Oishibashi).” In particular, buses 202, 207, and 208 provide direct access to popular spots such as Kiyomizu-dera, Gion, Kawaramachi, and Heian Shrine for a flat fare of 240 yen—very convenient both going out and coming back. It can get crowded with international visitors depending on the time of day, but services are frequent; if you allow a little extra time, you may be able to travel seated. Now about the Hotel itself: It was converted from a former student dormitory, yet both the exterior and interior are very stylish—almost like a small boutique Hotel in Europe. As something of a hidden gem known mainly to those in the know, it tends to attract fewer noisy tourists and more calm repeat guests. I haven’t tried it myself, but breakfast (2,000 yen) is highly rated. There are two types of Room: standard Rooms and designer Rooms created with input from designers. If you’re simply looking for rest and relaxation, even the standard Room is clean and comfortable. One standout feature is next to the first-floor counter: a corner with bath salts and natural essential oils where you can blend your own herb bath salt mix (free of charge) to enjoy in your Room. It’s a unique service I haven’t seen at other Hotels in Japan or abroad—and it really shows their attention to detail. You can also purchase tickets at the Hotel for a retro Showa-era public bathhouse across the street; they also lend shampoo/conditioner/body soap/wash basin free of charge. Bicycle rentals are available as well—making it easy to reach Toji Temple or AEON Mall Kyoto in just over 10 minutes. I almost don’t want too many people to find out because I’d hate for it to get crowded—but if you’re looking for a unique Hotel experience in Kyoto, this place comes highly recommended.

    Please ensure thorough cleaning.

This was my first stay in several years. I truly appreciated being allowed into the Room even though I arrived a little early, but my first impression was that it felt somewhat lacking in cleanliness—for example, a clear plastic bag filled with raw garbage had been left in the hallway where it was visible. The guest Room also had a slight body-odor smell, so I immediately ran the air purifier on “High,” and fortunately it settled to a level that didn’t bother me. Black dust had built up heavily around the gap of the bathroom door and on the toilet exhaust fan. My parents, who stayed with me in another Room, said there was dust hanging down like threads from their toilet exhaust fan (and they cleaned it themselves because it bothered them). Since this was the Hotel I chose, I felt sorry about that. This isn’t dirt that accumulates in a day or two—I believe it looked like months without cleaning. Given this price range, the Room size and excellent breakfast are unmatched among any Facility, so I would really like to see deep cleaning done about once a month. The noise from exterior construction did not bother me at all.

Back in Kyoto after a long time

I visited Kyoto again for the first time in a while in late May. As expected for Kansai, the temperature was quite different from my hometown. From Kyoto Station, I headed straight to the Hotel while looking around. It was closer than I expected. There was a construction covering at the entrance, and I’m not sure when it will be finished. I checked in right away. The staff member had a beginner’s badge on, but everything went smoothly. Perhaps because it’s a bit old, the door wasn’t auto-lock, and I mistakenly thought it was locked without using the key. The Wi-Fi didn’t work well, but when I spoke to the front desk they provided a router, which fixed it perfectly. I requested breakfast at 7:00 AM. In a good way, it completely exceeded my expectations. It’s far beyond what you’d get at a major hotel chain buffet. There were lots of delicious homemade dishes. It’s good enough that you’d be satisfied even if you came just for breakfast alone. I stayed for two days and could have happily continued longer. Unfortunately, this is not suitable for those who want Japanese-style breakfast only. The staff greeted me with smiles as well, which made for a great start to the day each morning. Thank you for the wonderful meal(s). It was a 2-night/3-day trip, and I plan to stay here again next time I visit Kyoto overnight.

As always, I was satisfied with the artistic atmosphere, but as I’ve gotten older, my legs and hips aren’t as flexible, and I’ve become very aware of the step between the bathroom/toilet area and the Room floor. Including the height of the unit bath, I would appreciate it if some improvements could be made.

I just happened to stay here.

I stayed here by chance while looking for a Hotel near the station for work, and the staff were very pleasant. I also liked the open feel of the Hotel. It was under renovation during my stay, so I’d like to come back and see how it looks once the work is finished.

    Renovated older Facility

This Hotel makes efficient use of renovated older Facilities. With accommodation costs rising in Kyoto, it was a good choice for an affordable stay. Breakfast offered a decent variety, and the value for money was more than satisfactory. I didn’t expect much from the bath, and as a Business Hotel, I think it’s perfectly fine.

    This is my second stay.

I stayed here in the autumn before last and found it very comfortable, so I came back again this time.\nI made a Reservation for the same Room as last time, but previously it was on the 2nd floor (I think) and had a terrace. Unfortunately it rained and I couldn’t go out onto the terrace, so I was hoping to this time—but we were on the 6th floor with a high-set window. That was a bit disappointing, but we could see To-ji Temple from the window, which made up for it. We were also able to see To-ji beautifully illuminated at night.\nBreakfast was just as wonderful as expected.\nThe staff are friendly in just the right way, and they basically leave you alone, which makes it very relaxing.\nWe are an elderly couple, but we really relate to your sense of style and concept.

    The breakfast was great.

The salmon and egg sandwich was delicious. I was also very happy with the wide variety of buffet dishes! The yogurt, in particular, was served in a generous amount and came with a great selection of jams—more than I’ve seen at other Hotels. If possible, I’d be glad to have bananas available as well for extra dietary fiber.

    Thank you very much.

It was my first time staying here, and it had been a while since I visited Kyoto. The Room was spacious, and above all, the breakfast buffet was delicious! There were plenty of vegetables, and the bread was great—everything was excellent! I didn’t interact much with the staff, but their service was pleasant, and I was very satisfied. It became a wonderful memory from a short trip with my mother. When I come to Kyoto again, I’d love to stay here again. Thank you very much!!

    Kyoto Designer Hotel

Each Room is a designer space created by a different artist, so there seem to be many unique Rooms. Amenities are self-service and can be picked up after check-in. You can make your own original bath salts by dripping various herbal oils—lavender, geranium, tea tree, etc.—onto the salt to add fragrance. The Room we stayed in had a white-based design. The Room key uses a doorknob-turn type lock, but perhaps due to the building’s age, we had some difficulty locking and unlocking it. The sink area and bath were thoroughly cleaned and very comfortable. We also noticed that the bathroom door was hard to open because it seemed to catch, possibly due to poor fitting. All staff were kind and courteous, providing warm hospitality. Breakfast included two types of daily rotating sandwiches; other items such as salad, yogurt, egg dishes, sausages, soup, and drinks were served buffet-style.

    A Comfortable Renovated Hotel

I stayed for two nights with a friend starting Friday night. Some areas felt a bit dated, but everything was kept very clean, and we had a comfortable stay with nothing lacking. When the front desk got busy, another staff member came out from the back to help, and everyone was kind and helpful. I felt the bathtub in the twin room was a little small, but having a separate washing area mattered more to me, so it wasn’t an issue personally—and it’s also great that there’s the option of going to a public bath if you want to soak in something more spacious! We booked No Meals Included, but because breakfast had such good reviews we added it for one day. That was absolutely the right choice—it may have been the best Hotel breakfast I’ve ever had. The selection isn’t large, but you can tell it’s high quality and carefully prepared. I also appreciated that they refilled the dishes frequently. It was nice (and unusual) to see chai among the drink options as well. The area around the Hotel gets quite dark at night, so guests with heavy luggage or anyone with mobility issues may want to be careful not to trip. Thank you for taking care of us—we’d love to stay again.

The breakfast sake lees soup is amazing.

The Western-style twist on kasujiru was delicious. The croutons were just the size I like. Since breakfast changes daily, I’d love to come back again on a day when this soup is served. They also said that if you make a Reservation the day before, you can have breakfast only—so I’ll stop by again when I’m passing near this Hotel. The atmosphere feels like a student dorm in a good way—fun and makes you feel young again.

I was able to focus and work well. This Room was just the right size for getting work done. I heard it used to be a student dormitory, and yes, that makes sense. It would be even better with one more power outlet.

    The Room is fun.

A Room that’s as exciting as you’d hope. The anticipation starts the moment you unlock the door. It’s great that it’s not an auto-lock! There’s also a garden, so we could relax in a spacious setting. The cypress bath has a curve that fits your back, making it even more comfortable than expected. Next time, I’d like to stay in a Room with a different concept.

Stylish and popular among young people. The staff's service was excellent. The stone-paved floor in the Room was surprising at first, but I got used to it quickly. Breakfast was great with plenty of vegetables, though I wished there were natto and rice as well. Is it designed for international guests? I would consider staying at this Hotel again if given the chance.

    Great value for money.

Stayed here for the first time in 7 years. The rooms felt a bit dated, but the entrance, bar, and 1st-floor space were still stylish and lovely as always. It was great to enjoy the bath in the room with bath salts and your choice of oil. Additionally, there was a small discount on admission to a nearby public bathhouse, which also provided rental sets including a washbasin, towel, shampoo, conditioner, and body soap—this was very convenient as well. Everything was just right without any excess or deficiency. I’d love to stay longer next time!

    Stylish Hotel

As a native of Kyoto City, I have used this accommodation several times since its second year of operation. In 2023, I attempted to make a reservation but found no availability. This time, after 10 years, I returned for a memorial service and stayed here again. One noticeable difference from before was the increase in foreign guests. The front desk staff were polite and kind, leaving a very positive impression. My room was a twin room on the 6th floor with high ceilings that made it feel spacious. The bed had just the right firmness and was comfortable. The bathroom included a washing area, which was very convenient. However, there were some drawbacks: the lighting in the toilet and sink area was dim, making it hard to see things clearly—I would appreciate brighter lighting there. Additionally, the sink area felt cramped with little space to place items; some improvements would be helpful. Another issue is the lack of dedicated parking spaces. While being close to both a subway station and Kyoto Station might reduce the need for parking facilities, having at least five parking spaces nearby would be ideal. During my two-night stay (the first night being Saturday), nearby parking lots were full due to high demand, forcing me to park quite far away. Apologies for pointing out so many issues! However, breakfast remains stylish and delicious as always—both my wife and I enjoyed it immensely. As an elderly guest unsure when I'll visit again next time—thank you once more for your hospitality!

    Thank you for your patronage.

Thank you for staying with us for two nights. The location was convenient, as it took about a 15-minute walk directly to Kyoto Station without needing to use Kujo Station. As the building is older, the overall experience was average. A positive impression came from the cleaning staff I met in the hallway; she was very pleasant and kind. The heated toilet seat in the room was also a nice touch. However, there were a few areas for improvement: there was no towel rack for hand towels, and the provided brush in the amenities set was too rounded to be effective for brushing. Additionally, two curtain hooks in the room were detached, making it difficult to open and close them smoothly. The reception staff were friendly and helpful. Thank you again!

    Thank you for your patronage.

I stayed for three nights. The accommodation was closer to the subway station than I expected, making transportation convenient. The hairbrush among the amenities was a bit difficult to use. The water service in the room was very helpful. It would be nice if instant coffee were also provided. Breakfast had a wide variety and was very delicious. Unfortunately, I could only enjoy it once due to my schedule. I would like to stay again if I have the chance.

    Despite making a Res...

Despite making a Reservation months in advance and requesting the desired Room, I was informed on the day of check-in that "the requested Room is not available, so we will guide you to a different Room this time." This trip was planned specifically to stay in the Room dedicated to my favorite artist, so it was very disappointing. If the requested Room cannot be provided, I believe good service would involve notifying guests via email in advance rather than on the day itself.

It is designed for international guests.

I stayed for work, so I couldn't spend much time sightseeing. I knew it wasn't the type of Hotel to relax in leisurely, so I was fully satisfied. The staff's service was excellent. Even during busy times when things can often go wrong, the young staff members were all kind and greeted me with smiles, which made me happy. As for breakfast, I felt it was catered more towards international guests, but I was still satisfied. The daily sandwich selection had a unique style that you can only find here. It didn’t need to have many options; it had exactly what I wanted. The bed was very comfortable to sleep on. Thank you very much!
