    Excellent

    We checked in after doing some shopping at a nearby AEON. The Accommodation had everything we needed for cooking, including a pot and even a small hot plate, so it was easy to prepare meals (though you’ll need to bring your own seasonings). Complimentary drinks were also stocked in the refrigerator. Since it was our child’s birthday, we projected a birthday video with the projector and celebrated—it was a huge hit. The third-floor bath was spacious, and the Onsen water made it incredibly relaxing. The first-floor sauna was low-temperature, so my husband found it a bit mild, but I enjoyed taking my time and felt very satisfied. There was also a table on the balcony where we could relax, so we had breakfast there. Overall, everything was very clean, and having a washing machine was really helpful—everything about our stay was great. It’s an Accommodation we’d love to visit again.

    Great-value villa for extended stays

    Check-in and check-out are handled entirely via smart devices. Basically, guests do everything themselves, which allows the Facility to provide ample services. As a result, you can stay at a lower price and spend more on sightseeing and dining. The Facility still has that new-build smell, and everything is provided—sauna, Onsen, massage services, and cooking utensils for self-catering. I overlooked it, but there are no yukata or pajamas, so please bring your own. There is also no face wash, so especially for women, you’ll need to bring your own or buy it at a convenience store. Personally, I’d be happy if paid options at the time of Reservation allowed you to choose amenities such as pajamas and skincare items like face wash and cleansing products. Or it would be nice if you could request options through Rakuten when making the Reservation so they could be delivered to the Room on the day of arrival. This time our goal was sightseeing and eating locally, so it was a very good Facility when used with a clear purpose in mind. If I had to mention one drawback: despite being along the road, the access route was hard to understand.

    Important: Pack wisely! Still, an amazing villa!

    We stayed with our 4-year-old and 1-year-old. We came by train, and it was an easy walk from World Square Station. One thing to note: there are no loungewear/pajamas, hair combs or brushes, or skincare amenities provided, so you’ll need to bring your own. We brought laundry detergent just in case, but there was Attack ZERO on top of the front-loading washing machine. There were plenty of complimentary drinks, and there was also a water dispenser in front of the sauna, so we didn’t need to buy anything extra—very helpful! Also, none of the Rooms have doors; they’re open up to the ceiling for a spacious feel. Because of that, it may be dangerous for crawling babies or small children who aren’t used to stairs. There was one baby gate available for the stairs. For meals, I thought it would be nice if there were smaller portions for children. The Room was clean, and the slide and net play equipment were so much fun that our kids played nonstop from check-in to check-out! It was our first time staying at such a fun Accommodation, and we definitely want to come again! You’ll absolutely get to see lots of your kids’ smiles!! lol

    If you are considering making a Reservation, please be very careful. On the morning of check-in, I suddenly received a call and was unilaterally told that my Room number would be changed. I repeatedly asked whether there would be any differences in the Facility or Room type, and was told it was “basically the same,” neither an upgrade nor a downgrade. As an apology for the last-minute change, a discount was offered, and they emphasized that it was “almost the same as the original Reservation.” However, once I stayed there, it was clearly different from the Room type and Facility I had selected at the time of booking. What I received did not match what had been explained in advance. Afterward, I contacted customer support, but experienced repeated long waits and multiple handoffs between representatives. Each callback also took a long time, and I had to explain everything over and over again. They even asked, “Do you have any other requests?”—despite the fact that my Room had already been changed to something different from my Reservation. In the end, nothing progressed, and it took so much time that I had no choice but to give up. Even if a room change is necessary, they should clearly explain the differences and give guests options. I strongly distrust their approach of brushing it off with vague statements like “basically the same.” If you value reliability in your Reservation details, I recommend deciding with caution.

    Very clean and satisfying.

    The facility was very clean and comfortable to stay in. The Onsen being constantly heated was amazing! Having parking space for two cars would be very convenient.

    Good.

    The room and facility were good, but the area under the bed was dirty. I wanted to sleep on the second-floor bed, but since our dog on the first floor felt lonely, I stayed downstairs. The futon on the first floor had obvious stains that seemed like bedwetting marks, which was unpleasant. It also had many lint balls and wasn’t clean. There were many fallen leaves in the garden and on the wooden deck, and it seemed like the footbath hadn’t been cleaned either. I tried cleaning it myself but couldn’t make it clean enough and gave up. There was also a bad smell from the toilet several times. Other than that, there was no dog odor, and the Onsen was spacious, clean, and comfortable. The amenity samples might have been for women only, but they were a nice touch! There were plenty of drinks available so we didn’t need to buy extra ones. It was No Meals Included accommodation for three people (including one child) plus two dogs at just over 20,000 yen—very satisfying!

    The Best Private Sauna Villa

    We had been interested in this private sauna-equipped villa for a while. This time, we enjoyed a luxurious stay for two. The Room was spacious and impeccably clean, with stunning autumn foliage views from the window. The sauna operated at a lower temperature, so it took some time to fully relax, but the bathing room provided an incredibly soothing experience.

    Add-on Trip

    We stayed here during a trip and had a pleasant experience. The facility was spacious, clean, and we enjoyed the Onsen. There are supermarkets and restaurants nearby, making it convenient. We opted for the meal plan with two meals included, but since the facility is equipped like a condominium with pots, dishes, and more, we might skip it next time if traveling by car. Each family member could have their own bedroom, which made our stay comfortable. The cleaning staff in the morning were friendly and left a good impression—highly recommended. We traveled with a baby this time and found the facility to be family-friendly overall; however, there were no child chairs available for rent. It was disappointing that while pet supplies were well-stocked, there weren’t similar options for children’s needs.

    Too inconvenient and exhausting.

    Stayed on 2025/11/5 with two people and one dog. - Two weeks before the stay, received an email stating that the projector in the room was broken and to use a smart TV instead. However, there were no details about the TV's specifications, and even after checking the website, it was unclear. Called for clarification but was directed back to check the website via an automated message. It took two days to get necessary information. - Received a pre-check-in request email one day before arrival and completed it, but still had to register again upon arrival. - The indoor bath water temperature only reached 40°C. As it was getting colder during this season, contacted staff who responded in broken Japanese that temperature settings could not be changed. - The footbath outside the room only provided scalding hot water. Upon contacting staff again, they advised fetching cold water from the kitchen and letting it sit for about an hour to cool down—an inconvenient solution. - Despite turning on heating in the room, it did not warm up at all; eventually gave up and wore outerwear indoors due to exhaustion from dealing with other issues above. - Noted as my oversight: no pajamas provided in-room. Positive points include being pet-friendly, free drinks available in the fridge (though unused), having a sauna (also unused), relatively well-equipped appliances, and spacious rooms—though ineffective air conditioning diminishes this advantage. While other reviews do not mention issues with room or water temperatures, perhaps due to seasonal timing differences; personally felt more like staying at pet-friendly accommodation with amenities rather than a villa experience as advertised.

    Quiet Private Rental House

    When entering the address into the navigation system, it may lead you through a forest—there are bear warning signs along the way, which can be unsettling. It's recommended to double-check using your phone as this is a new property. While located by a river, access to the river itself is not possible; it seems to flow further below. There are about 10 standalone rental units lined up, so it doesn't feel too isolated. The staff were present on-site for maintenance and other tasks, which provided a sense of security. Although I was initially concerned about security, the property had proper doors with auto-lock systems in place. It was quiet and very comfortable for a pleasant stay.

    The facility is equipped with the latest features!

    I stayed for one night this time. First of all, it's spacious! With both a first and second floor, there's more than enough room! The bath is an Onsen, and both the tub and washing area are large, which was very satisfying. The sauna is low-temperature, allowing for a relaxing experience compared to high-temperature ones. However, you still sweat a lot, so it was very satisfying! The facilities used are high-end models (air conditioner, hair dryer, outlets with TYPE-C and USB), making it comfortable to stay. Cleaning was thorough. Since it's a pet-friendly place, there were some stains and slight odors here and there but I would definitely like to use it again! It would be great if EV charging were free.

    It was a wonderful villa, but there are two areas for improvement.

    It was my first time staying, and the Villa was incredibly clean, spacious, and wonderful. Since it was a special occasion, I opted for a Multiple Night Stay by changing Rooms. However, the system sends the entry password via email by the day before your stay. I expected one email to include passwords for both Rooms (two days), but only received it for one Room (one day). By the second night, I was already at the location and couldn’t access my home PC to check emails. When I inquired about this issue, I was told that it wasn’t possible to resolve due to system limitations. As a workaround, I quickly set up email forwarding from my PC to my mobile phone and managed to get through this situation. While there are no issues with staying in the same Room for multiple nights, extra attention is needed when switching Rooms. Another point of concern is regarding the wooden deck area—both Rooms had numerous dead insects scattered around, making it unsuitable for BBQs or outdoor enjoyment. Additionally, water had pooled on chairs making them unusable. We were looking forward to dining on the wooden deck but were left disappointed. I would like to visit again; however, these concerns remain on my mind.

    Summer Travel

    Check-in and check-out were smooth without any waiting, and it was a wonderful space to spend time with family. However, it was disappointing that there were no kids' amenities or chairs despite the villa having features like a slide for children. There were also minor issues, such as the toilet near the kitchen not flushing properly. Meals could be enjoyed leisurely without feeling rushed, and the taste was excellent. Thank you very much!

    Comfortable Accommodation

    - Issue ① On the first day of our stay, we received an email with the door unlock code, but it didn’t work despite multiple attempts. Upon inquiry, we were told that this email was for the second day and that no email for the first day had been sent. Under the hot weather, my family waited outside while I continued to communicate with support. Eventually, they sent a photo of a handwritten note with the correct code, which finally worked after 30 minutes of back-and-forth communication. Extra caution is needed in such automated systems. - Issue ② Initially, I booked a one-night stay but later added another night due to my family’s request—this became a multiple night stay. Typically during such stays, even if cleaning is requested, guests are not asked to leave their room from 10:00 AM to 3:00 PM. However, we were told we couldn’t re-enter until after 3:00 PM and had no choice but to decline cleaning and request only supplies instead. Since we went out far away and returned past 5:00 PM anyway, it wasn’t an issue in hindsight—but upon checking our room later on arrival back at night—it turned out staff cleaned up trash & restocked items despite us declining full service earlier! This thoughtful action by onsite staff deserves praise; however online support's rigid response could have been more flexible—guests returning early shouldn’t disrupt cleaners either way! - Issue③ Basic amenities like razors/combs/simple cosmetics weren’t provided except synthetic towels toothbrushes-only under sustainability goals perhaps? While understandable encouraging guests bringing own essentials still better balance ensuring those needing them can access via optional delivery-service might improve experience overall? -Issue④ TV placement seemed odd reversed orientation upper-front lower-backwards flipping standard setup recommend adjusting proper alignment improving viewing comfort usability alike! -Issue⑤ Opted soy milk hotpot dinner Day2 ingredients plentiful satisfying yet broth overly salty rendering undrinkable why pre-seasoning unnecessary given dipping sauce already provided suggest removing salt entirely future iterations enhancing flavor balance overall enjoyment meal itself otherwise excellent quality presentation appreciated nonetheless **Positive Highlights:** Spacious rooms equipped washing machine dryer detergent included fantastic addition though ironing board iron inclusion would elevate convenience further!     The building is new ...

    The building is new and very clean. There is a footbath in the garden and a sauna indoors. Since we stayed on Sunday and Monday, it was not crowded, and there were no disturbances. The bath in the Room was spacious, which was surprising. We opted for meals this time. We chose the teppanyaki course, and the sauce was delicious, making it easy to enjoy with rice. The portion size was sufficient and satisfying, though having a salad would have been nice. For breakfast, we ordered katsu sandwiches. As instructed, we warmed them up but felt that they might have needed a bit more heating time. Complimentary drinks were provided in the Room. There is also a supermarket nearby where you can buy anything you need if necessary, and since it's close to the station, it's convenient even for those without cars. This Facility operates without staff on-site but generally poses no issues during your stay. It would be even better if more options were added to the vending machines in the shared building for an enhanced experience!

    Looking forward to the future

    Check-in without meeting anyone was stress-free and convenient. The email guidance sent the day before was clear, so there were no issues at all! However, the meal portions felt a bit insufficient. We’ve visited several glamping sites and private rentals with our dog, but compared to others, the portion sizes here were smaller. The dog run was well-maintained and clean, which I think your pet will enjoy! Our dog only played for a short while though. The natural hot spring bath was very relaxing. Unfortunately, we didn’t use the sauna this time. For those planning to do laundry during their stay, bringing fabric softener might be a good idea. One question we had: there were no instructions on how to handle dishwashing after use. We washed everything thoroughly before leaving but wondered if it’s expected for guests to leave them as is for others? Perhaps that’s preferred in some cases. Dog supplies provided were excellent; however, there wasn’t any insect repellent for dogs available on-site—so make sure to bring some if you’re visiting soon. Being newly built made it very comfortable overall!

    Issues of Remote Management and Concerns About Facility Structure

    Stayed with my dog during the gap in Golden Week. Perhaps due to the scattered holidays, not all accommodations were fully booked. Since there was no front desk, I went to a building on-site where staff handle cleaning and other tasks just before check-in to ask about nearby walkable shops. However, the staff quickly retreated into their room as if avoiding me. The check-in process using a tablet in the room ended with a remote interaction with Rakuten Stay staff who seemed unsure of their Japanese, leaving me uncertain if our conversation was understood at all. The worst part was that until around 3 AM, multiple guests from the neighboring accommodation were loudly singing and partying near their terrace while eating and drinking. Even with windows closed tightly, every sound carried clearly into my accommodation due to either the building structure or layout of accommodations being too close together. Although there is a notice displayed on-screen during check-in asking guests not to make loud noises at night for neighborhood consideration (with an agreement checkbox), there are no management personnel present on-site to enforce this rule, rendering it ineffective. As a result, I spent a sleepless night. If not fully booked, perhaps spacing out accommodations by skipping one unit between occupied ones would be better? On the positive side: having access to Onsen 24/7 and having saunas available is excellent; however, since they are located on separate floors from each other, it felt inconvenient and poorly designed for usability. The second-floor bedroom lacks a TV but instead has a projector for watching online videos like YouTube projected onto walls—though adding TVs here like those on the first floor might be more practical. Additionally: - The steep staircase connecting floors felt unsafe for small children or dogs; adding safety gates or anti-slip measures would improve safety. - Despite being named "Kinugawa Riverside," you cannot see Kinugawa River even from second-floor windows—you can only hear its flow faintly through trees outside. While new facilities remain clean with pleasant wood scents throughout each unit featuring private Onsen baths plus well-stocked amenities overall—it left me feeling somewhat disappointed given these issues combined together overall experience-wise!

    Excellent

    The food was delicious, and the teppanyaki on the terrace was outstanding. We enjoyed a luxurious dinner and breakfast amidst the soothing sounds of Kinugawa. There were no insects at all. The ingredients were safe to eat, and there was an abundance of cooking utensils and cutlery, which made us feel at ease. With a drugstore and supermarket within walking distance, it's also convenient for stays with No Meals Included. We had read in reviews that the onsen might be too hot, but since it’s free-flowing without temperature control, it felt authentically like an onsen experience. It was indeed very hot, but letting some water out for about 10 minutes and adding cold water made it perfectly comfortable. The slide brought great joy to our child—and even adults ended up enjoying it! Watching YouTube on a large projector screen or relaxing with plenty of cushions allowed us to spend blissful lazy moments. The stylish furniture, appliances, and decor were of such high quality that we felt like moving in! Trying out items like the Dyson hairdryer was fantastic. We walked from the nearest station. The final stretch involves an uphill path which might be challenging if you have large suitcases. One minor point: many windows in higher areas lacked curtains, so we woke up early due to bright sunlight. An eye mask is essential. Overall, we were extremely satisfied and will definitely visit again!

    Almost perfect.

    This was my first time staying here. All processes were handled via smartphone, which was a bit confusing for someone over 60 like me. While it would have been easier to handle changes or inquiries by phone, I had to use email instead. However, the response time was impressively quick, which immediately eased my concerns. Check-in and check-out were completed using a tablet device—so efficient! The villa interior was new and clean, with satisfying facilities and amenities. The sauna came with a water dispenser, which was perfect for our family who drinks lots of water. For meals, the refrigerator provided ingredients for teppanyaki dinner and breakfast items like focaccia bread, salad, and minestrone soup. The meat was delicious without any odor, and the vegetables were fresh and crisp. The breakfast salad was crunchy, and the soup tasted as if it came from a restaurant—exceeding expectations! With conveniences like a dishwasher and coffee machine available as well, everything felt luxurious. Lastly, the flowing Onsen was absolutely amazing—we all enjoyed it as a family to the fullest! I would definitely love to try other Rakuten Stay Villas in the future!

    【Good Points】 - The building itself is clean 【Bad Points】 - The onsen is too hot and I got burned. There are no warning signs, so please be careful. - Despite being advertised as unmanned check-in, a foreigner who cannot speak proper Japanese appears for check-in. - Just when you feel relieved to see a Japanese staff member, they turn out to be extremely unfriendly and lack any sense of service, so be cautious. - Within 15 minutes of check-in, I decided never to stay again due to the terrible experience. The check-in process is unique and hard to understand, and the staff's response is truly terrible, which is a waste. The staff who cannot speak proper Japanese do not understand the flow or system of customer service, hang up calls on their own, or cut the call without telling the door's password, etc. It's only 15 minutes, yet the level of unfriendliness and poor service provided is something that cannot be achieved even if aimed for, so it's rather a divine skill. Additionally, the local cleaning staff parked their car in the guest space, so I couldn't park normally. They moved when I pointed it out, but it's common sense to leave it open without being told, so it's counterproductive. I will definitely not use this place again.

    Second stay

    Unfortunately, the onsen was out of order, but they kindly offered us a discount as an apology. Thanks to their prompt repair, we were able to enjoy the onsen in our room on the second night. I'm not sure if the other rooms were fully booked or also out of order, but in hindsight, it would have been nice if we could have used the bath in another room, if possible. This is because Kinugawa Onsen itself only has one private open-air bath available for day use, so if it's fully booked, you can't enjoy the onsen in Kinugawa! (We found this out on the day...) Such incidents are rare, but I hope this information is helpful to someone. Additionally, perhaps due to the large number of guests, there were some minor issues like the living room outlet and coffee maker not working, which weren't there during our first stay. However, it was a very enjoyable stay. The kids loved the slide, net, projector, and the bath that everyone could enter together! It's their favorite hotel! We would love to stay again if we have the chance! Please repair the coffee maker. Even the non-espresso option extracts an unbelievably small amount.

    It was the best trip ever!

    We stayed with two dogs. Our dogs are not good with other guests or dogs, so we had given up on taking them on trips, but we were attracted to this Property, which is not a Hotel, and decided to try it. As a result, we were able to enjoy a pleasant time without being bothered by the noise next door, and we are very satisfied. The spacious Room and Onsen made for a wonderful trip. One concern was that the stairs were slippery. There were times when it was dangerous for both dogs and people, so it would have been better if there were anti-slip measures. However, we were very satisfied with the welcome drink and other Facilities. We would definitely like to use it again if we have the opportunity.
