    Recommended for solo female travelers

    Quiet and reassuring. Impeccably clean. From the stairs to the lobby, every space reflects the owner’s attention to detail. My favorite is the wraparound balcony—spending Kyoto’s magic hour here always leaves me feeling quietly happy.

    Far from universally designed.

    I stayed here expecting a highly rated Review. After one night with No Meals Included, my conclusion is that I would not stay again. It feels geared toward inbound travelers, younger guests, and affluent visitors. Breakfast is 2,900 yen with a 20% discount for guests. Accommodation Tax: 400 yen. Negative points The toilet door is extremely heavy. The bathroom is built high and large, so you have to stand up each time. Checkout is at 12:00, but housekeeping entered after 11:00 (I was changing and shirtless, which was genuinely frightening). I mentioned it at checkout and received only a brief apology. The mattress is so firm it felt like sleeping on a gym floor; recommended only if you prefer very firm mattresses. Even if it costs more, I plan to choose a universally designed Hotel where Japanese guests—and people with disabilities of any age or gender—can stay with peace of mind. There are plenty of hotels in Kyoto.

    Stayed with two gues...

    Stayed with two guests. Although it is a small Hotel in Shichijo, the Room was very clean, the Facility was well maintained, and even the front desk staff member’s service was excellent, making our stay extremely comfortable with no inconveniences at all. We were very satisfied.

    I would like to stay here again.

    I was a little nervous since it had been a while since my last Hotel stay, but the front desk staff’s warm smile immediately put me at ease. The Room was spacious and spotless, with no signs of leftover dust or missed cleaning, so I felt comfortable and slept soundly. The music playing on the TV was soothing. I honestly wished I could have stayed one more night. On a personal note, the Hotel I stayed at in Kyoto before was truly terrible, and ever since then I’d been afraid to stay in Hotels—but I’m really glad I found Avita Hotel. Whenever I travel to Kyoto, Avita Hotel will be my only choice. Thank you for such a wonderful stay. I look forward to staying with you again.

    This is a very stylish Hotel!

    The Room and bathroom were more spacious than I expected, and since I had both dinner and breakfast at the Hotel, it was perfect for a solo staycation. From the photos, I wondered if the interior might be too flashy to relax in, but everything was well put together. The amenities were also great, so I had a very comfortable stay. Although one staff member handled both the front desk and cooking, they were very courteous, and I had a wonderful time. When I sent a rather cheeky message in advance saying my birthday was coming up soon, they prepared a gift for me, which made it a truly special memory. Thank you very much.

    It was a memorable Hotel.

    I’ve stayed in Kyoto countless times, and this is one of the few Hotels I truly want to return to. First, the outstanding hospitality. The staff are attentive without being intrusive, and the warm atmosphere you only get from a small Hotel really came through. Next, the high-quality amenities. I loved the scent of the shampoo and conditioner—great lather and a refreshing feel. The hair dryer was a Panasonic with strong airflow, which was excellent. The furnishings were also wonderful. It seems each Room has different tables and chairs. Finally, the cleaning was impeccable—so perfect there wasn’t even a speck of dust. I could use the cups with complete peace of mind (lol). We had a Multiple Night Stay, and my child apparently dropped several pillows onto the floor, so I asked for fresh sheets. Even that inconvenient request was kindly accommodated—thank you. The bathroom area was spacious and easy to use. The bathtub was large enough for two people (me and my child) to relax together. I was also surprised that you can adjust the toilet lighting brightness. At many places I’ve stayed, getting up at night meant being jolted awake by bright lights, so having dimmable lighting here really impressed me. Rooms not facing the Kamo River look out onto a narrow alley, so there’s no view from the window—but it’s such a relaxing Room that it more than makes up for it. The automatic curtain opening/closing was convenient as well. The welcome drink service was great too. Since drink tickets can be used anytime, they’re handy during sightseeing—especially during busy holiday periods when even getting into a café can be difficult. Being able to take a short break in the Hotel lounge was incredibly helpful. After staying here for 2 nights, we moved to a large family-oriented Hotel—but even my young child said they wanted to go back to “yesterday’s Hotel.” It feels like an Accommodation meant for adults to unwind rather than families with children; still, it left such an impression that I’d love to return someday for an adults-only trip with my grown-up child. It was my first time staying around Shichijo Keihan, but there were plenty of casual cafés and restaurants within walking distance—and every place we tried was delicious with no disappointments. Getting around was easy too: about 1,000 yen by taxi from Kyoto Station and about 1,500 yen to Gion. One note: there isn’t a convenience store right nearby—you’ll need to go closer to the station (only a few minutes on foot)—so it may be best to pick up anything you might need in advance.

    A Beautiful Mansion-Style Hotel Overlooking the Kamo River

    A low-rise, elegant Hotel that feels like a refined private residence. As someone who isn’t fond of high-rise Hotels, it’s Done—added to my list of regular stays! The lobby is filled with iconic designer chairs, and the adorable wallpaper along the staircase is a delight. I walked down from the rooftop to the first floor via the stairs, enjoying the different wallpaper on each floor. It was my first time staying at a Hotel where taking the stairs was this much fun. The bathroom fixtures in the guest room were also new, and the bathtub was outstanding—safe and comfortable to soak in without my back slipping even when lying down. There was also a bath chair, and not only is the interior beautiful, but the functionality is excellent as well. Next time, I’d like to try the breakfast everyone raves about and enjoy some drinks at the bar corner too.

    This was my second stay, and just like last time, it was a cozy Room. The toilet and bath were clean, and the Room had a calm color scheme. I was able to relax and unwind away from household chores.

    Feeling disappointed about various things

    As a guest, I found myself being overly considerate in many ways, which made the stay quite exhausting. The Facilities and interior design are elaborate and very lovely, but as it is a small boutique Hotel with limited staff, I even hesitated to use the lounge. Regarding service: we stayed two nights in a twin room with terrace for two people. At a Hotel that would normally be considered upscale, I would expect an appropriate amount of amenities and bottled water to be prepared in advance; however, only enough for one person was provided for each item. It felt rather stingy, and it was discouraging from the moment we arrived. As for IKYU Diamond member benefits as well, I believe they would have been overlooked unless we mentioned them ourselves, so it may be best not to expect these IKYU benefits. That said, the room was clean with no dust, and the bathroom was spacious and very nice. Also regarding the kettle in the room: it had an unusual soup-like odor similar to what has been discussed recently online, which made me quite uneasy—so I think it would be good to check this. Overall, given that the price was not low and my expectations were high accordingly, my disappointment was significant; however, I think it is generally a good Hotel for solo travelers. My overall impression this time was that we were not made to feel welcome as guests, so I do not think we will stay again in the future. Thank you for your assistance.

    A chic and inviting Accommodation

    The Room has a wonderful atmosphere, and the furnishings are excellent—you can really feel the thoughtful attention to detail. The amenities are also great at this Accommodation. From the moment you step into the front desk area, it feels welcoming and relaxing, and I loved it. It’s an Accommodation that makes you want to come back again.

    A cozy Hotel with warm hospitality, reminiscent of a charming boutique Hotel in Paris.

    Even the most affordable Room has a private toilet, a bath with a washing area, and amenities ranging from a Nespresso machine to assorted tea bags. The bath area also includes bath salts and body lotion—on par with a decent city Hotel. The tub can be filled to a set water level. The service was excellent. Although it seems to be run by a small team, their attentiveness and consideration were outstanding, making it easy to relax. To go sightseeing, I made a Reservation at check-in for breakfast starting at 7:00. There were three parties at 7:00, and we were naturally seated with comfortable spacing between groups. Plates were cleared at just the right time. I chose the Western-style breakfast: delicious croissants, perfectly cooked egg dishes, and generous jam and honey in addition to butter—great with both bread and yogurt. It was a satisfying breakfast that felt relaxed and unhurried, quite different from the buffet style of large hotels. Also—perhaps reflecting the owner’s personal taste—the interior design and décor were consistently coordinated from the lounge to the Room. I would definitely like to stay here again when I visit Kyoto. The only drawback is that since this is a small boutique Hotel, there is no large public bath or gym if you don’t feel like going out in bad weather—so I rated only the Facility slightly lower.     This Hotel is a wonderful place to spend a relaxing time.

    Surrounded by a quiet atmosphere and carefully selected furnishings, I had a very comfortable stay. What especially stood out to me was the wallpaper applied over the raised wall panels (it almost looked like a painting) and the beauty of the teapot and cups with their unusual colors. One small point: the bathroom ventilation fan sounded a bit loud (I understand it may be necessary to prevent false fire-alarm triggers and to help prevent mold). Even so, it was a truly cozy and pleasant stay. When I visit Kyoto again, I would love to stay here again. Thank you very much.

    It was a luxurious holiday.

    Welcomed by the warm smiles of the staff, everything from the Room's amenities to the overall experience was truly exceptional. With a limited number of guest rooms, the Facility never felt crowded, allowing for a peaceful and luxurious stay. The soap provided as an amenity had a delightful fragrance that my husband particularly loved. The quality of the shampoo and other toiletries was impressively high, leaving hair smooth and well-conditioned. The late check-out time at 12 PM was another delightful Point. After breakfast, we enjoyed a leisurely stroll to a nearby shrine and returned to relax in the bath once more, making for an unhurried morning experience. One small note regarding breakfast: while we appreciated the generous portion of salad served on our plate, it was slightly difficult to eat without spilling due to its fullness. A larger dish with more space would have made for a smoother dining experience.

    A Small Luxury Hotel for Adults

    The staff provided very courteous and pleasant service. The Room was upgraded, and beautiful paintings were displayed in the lobby and hallways, with antique furniture adding to the atmosphere. Recommended for those who want to enjoy the Hotel in a smaller group rather than with a large crowd. I went to the rooftop as it was said you could see Kyoto Tower, but it was completely dark, which was a bit disappointing.

    The Most Relaxing Hotel

    Very good Hotel. Beautifully designed, offering a relaxing atmosphere that feels like home. Although not on the Karasuma Line, it is close to Kyoto Station, making it convenient. Morning walks to Toyokuni Shrine and Sanjusangendo Temple were delightful, and I enjoyed staying in the quiet area along the Kamo River. The peaceful environment allowed me to focus, and I was able to complete all my planned work smoothly. I look forward to staying here again. Thank you very much!

    Wonderful Hotel

    About a 3-4 minute walk from Shichijo Station, the third bus stop from Kyoto Station. Each stay offered a different type of room, all of which were functional and beautifully designed. The accommodation was impeccably clean, making for a very comfortable experience. Breakfast options included both Japanese and Western styles; staying for two nights allowed me to enjoy both, and they were equally delicious. The staff were friendly and attentive. Considering all these factors, this is a very reasonably priced accommodation. I would love to stay here again when visiting Kyoto!

    Spacious and incredibly comfortable

    I stayed in September. Despite checking in very late due to returning from the Expo, the staff were incredibly kind and accommodating. Even the next day, I asked for various things until check-out, but everyone was so friendly and helpful, which made me very happy. The room was spacious with luxurious furnishings and well-stocked amenities. The bathtub was exceptionally large, perfect for soothing my tired body after walking around the Expo—it was so comfortable that I ended up taking two baths! I would love to stay here again during my next visit to Kyoto. The restaurant in the lobby had an elegant atmosphere and looked delicious, so I plan to try it next time!

    During the beautiful autumn foliage season, I enjoyed a multiple night stay. The room, with its thoughtful touches and charming red-themed decor, provided a cozy space for two days. By the time I left, I felt like I never wanted to leave this hotel that truly catered to my comfort. Both the exterior and interior were stylishly designed. The furnishings and amenities were delightful, lifting my spirits throughout my stay. I relaxed in the spacious bath, stretching out fully to soak away fatigue before enjoying a deep sleep until morning.     Wonderful Hotel!

    I was delighted to find such a relaxing and peaceful Hotel in Kyoto. The Room was elegant yet comfortable, and even with my usual insomnia, I slept soundly. I was thrilled that Sanjusangendo Temple, which I had always wanted to visit, was within easy walking distance. I truly appreciated the warm smiles and hospitality of all the Hotel staff.

    I stayed here during a business trip. While many hotels in Kyoto recently lean towards traditional or modern Japanese-style interiors for inbound tourists, this European-style hotel felt refreshingly unique. Having been open for less than five years, the exterior and interior were impeccably clean and well-maintained. I reserved a twin room for myself, but all amenities were prepared for two people and neatly arranged. The cosmetics, including shampoo and conditioner, had a unified fragrance, showing attention to detail in their selection. The bathroom area (sink, toilet, bath) was exceptionally clean and organized, leaving a positive impression. Even small details like how the hairdryer was stored reflected the thoroughness of the cleaning staff. Breakfast wasn’t buffet-style but was just the right amount for someone like me who doesn’t eat much in the morning—and it was delicious! The staff at check-in were also very polite and attentive. If I had to point out areas for improvement: - The terrace door was locked in the morning so I couldn’t enjoy it as planned. - It would have been nice if they explained about accessing the terrace during check-in (including mentioning its great view). Next time, I’d love to stay here with my partner!
