    A Hotel That Soothes You with Its Cleanliness and Thoughtful Hospitality

    Conveniently located in central Kyoto, it was easy to access sightseeing spots and restaurants, and we had a very comfortable stay. The Room was spacious, and the cleaning was thorough down to every detail, making it exceptionally clean. The calm atmosphere created by the indirect lighting was also relaxing, and we enjoyed a leisurely time listening to music on the in-room Bluetooth speaker. The amenities were well stocked, and the hinoki-scented bath salts were especially wonderful. The soothing fragrance in the bath helped melt away our travel fatigue. We also appreciated having a washer and dryer in the Room, which allowed us to do laundry during our stay and reduced what we had to deal with after returning home. The green tea and roasted green tea (hojicha) teabags provided in the Room were delicious as well, giving us a taste of Kyoto. Service was consistently courteous, and the staff’s attentiveness left a strong impression. We chose Japanese breakfast; it had refined Kyoto-style seasoning, and the clear soup was particularly outstanding. It was comforting from the morning onward, and we truly enjoyed a Kyoto-style breakfast. If I could request one improvement, it would be the size of children’s nightwear. Although they prepared it based on our child’s age in advance, it was quite large for an elementary school student. Having sizes suitable for elementary school children would make stays even more comfortable. Overall, both the Facility and service were highly satisfying, and this is a Hotel I would gladly choose again when visiting Kyoto.

    A high-quality private retreat Accommodation

    It was a quiet Accommodation in a peaceful area close to the Imperial Palace. All the staff were extremely kind, and I was able to relax and enjoy my stay. The Room had a calm interior, and there was also a washing machine and dryer, which would make it ideal for staying several nights. If you are staying here, I highly recommend choosing the plan with breakfast. They will bring a very delicious breakfast to your Room. Personally, it was very helpful that the nightwear came as separate top and bottom, and that there were an ironing board and iron available. Thank you very much for taking such great care of me during my stay.

    The Room, bathroom facilities, and service were all excellent.

    The Hotel’s Japanese-modern Room was also very comfortable, with a calm atmosphere. The bathroom and other water areas were clean, and everything was well maintained down to the smallest details. The staff were courteous throughout our stay, and we felt comfortable the entire time. It was a truly wonderful Hotel that made us want to stay again. They also kindly stored our luggage at check-in and check-out, and the location was convenient—everything was excellent.

    This is my favorite accommodation in Kyoto.

    I often travel to enjoy Kyoto as if living here, and I have stayed here many times because it is perfect for that kind of trip. The Room is not flashy, but it is solid and well made, and I can relax very comfortably. The front desk staff may seem reserved, but they are polite and kind, so I feel at ease knowing I can casually ask for help if anything comes up. Thank you as always.

    I have stayed here many times when sightseeing in Kyoto. It is a bit of a walk from the subway station, but it is located in a quiet residential neighborhood. The rooms are spacious, clean, and fully equipped, so you can stay as if you were living at home. The staff’s courteous service is excellent, and I highly recommend it.

    It was a wonderful stay. The room was very spacious and kept beautifully clean and tidy. We stayed with five adults and a one-year-old child, and having two separate bedrooms made our stay very comfortable.

    Second stay

    I stayed here again because my previous stay was so comfortable, and I was very satisfied this time as well. 　All the staff were courteous and professional. The location is close to the intersection of Nijo-dori and Takakura-dori, making it easy to get around. 　I used the same spacious Room as last time. There is no view, but it feels like a private apartment, with a microwave, washing machine, and cutlery—very convenient for staying several days. The bedroom, living area, and bathroom were all clean. I have stayed at many Hotels, but the value for money here is outstanding. I plan to stay again next time.

    I stayed for two nights. I felt at ease thanks to your warm welcome. I did not request housekeeping, but when I asked for towels, they were provided right away. However, I didn’t have an umbrella and had trouble when it snowed. The convenience store felt a bit far. Other than that, it was a wonderful Hotel—clean and pleasantly scented. Thank you very much.

    I’ve stayed here several times. The location is excellent, and the station is just a short walk away, making it easy to get to central Kyoto and many other areas. With courteous staff, consistently thorough cleaning, and a comfortable Room with sparkling bathrooms, this Hotel lets you relax without any stress. I also appreciate that amenities as well as tea and coffee are well provided. I’ll definitely stay here again when I visit Kyoto.

They responded sincerely even to minor issues, and with a spacious Room, easy-to-use Facilities, cleanliness, a quiet and relaxing environment, and many great dining options nearby, it was a very comfortable stay.     A favorite Hotel you don't want to share with others.

    Third stay. I've decided this is the Hotel I'll always choose when visiting Kyoto. What makes it great is that every time I come, all the staff are genuinely pleasant. The scent of white tea in the lobby gives me a sense of "I'm back." The Room is simple, functional, and always kept impeccably clean. Located in a quiet area that seems uneventful at first glance, but surprisingly there are several wonderful restaurants nearby for dinner. In the morning, you can enjoy a delicious and generous breakfast served in your Room. It's rare to find such a comfortable Hotel. Now, when should I plan my next visit? Looking forward to staying here again!

    A cost-effective and welcoming Hotel

    I had a wonderful two-day stay. The bed was very comfortable, and I felt the warm hospitality from all the staff. The convenience store is a bit far, so it might be a good idea to stop by one beforehand if you're staying here. One point to note is that you need to leave your key at the front desk when going out and press the intercom to enter the hotel late at night. While I understand this is for security reasons and to prevent key loss, I felt slightly guilty as a guest for inconveniencing the staff when returning late at night. Thank you for your assistance during my stay, and I look forward to staying here again in the future!

    Relax and Stay in a Spacious Room

    A hidden gem accommodation nestled in an alley near Kyoto Imperial Palace. Despite its appearance, it offers excellent accessibility, being just a few minutes from Marutamachi Station and Karasuma Oike Station. The first impression upon entering the room was its spaciousness. It features a living room that could seat 7–8 people, a bedroom, bathroom facilities, an independent closet, and even a Japanese-style room where futons can be laid out for groups of three or more guests. With the layout comparable to a suite in a luxury hotel yet at this price point, it offers incredible value for money. The room is equipped with amenities like a microwave, washing machine, and dryer—allowing you to stay as comfortably as if you were at home. The bathroom facilities are clean with plenty of towels provided so there’s no need to reuse wet ones even after multiple baths. For IKYU Diamond members, beverages in the refrigerator are complimentary—including bottled beer, white wine (720ml), sparkling mineral water, juice, cola, ginger ale among others—a delightful variety to enjoy during your stay. Unfortunately missed taking photos of the room itself but have shared limited images here instead!

    It was a wonderful stay.

    This trip had been planned for months, and initially, we had reserved another hotel. However, a week before the trip, a family member fell ill, making it likely that we would have to cancel the trip altogether. The hotel we had reserved charged higher cancellation fees the closer it got to the reservation date, so we decided to cancel (unfortunately incurring a cancellation fee). Later on, our family member recovered, and we were able to proceed with our trip. Due to the unexpected expense of the cancellation fee, we wanted to keep costs low but still stay at a good accommodation. The day before our trip, I searched on IKYU.com for a place where five people could stay in one room and found this hotel's short-stay plan without breakfast (late check-in and early check-out). Although it was late check-in under this plan, thanks to my Diamond Member benefits, they allowed us regular check-out time and provided complimentary drinks from the in-room refrigerator. Since it was Kyoto and there wasn’t much time spent relaxing in the room itself due to sightseeing activities during our stay—on our first day especially—we walked too much and ate too much food! As a result of being exhausted by morning on day two though; having regular checkout timing proved very helpful indeed. The room featured both living space equipped with sofa seating alongside television setup resembling home comfort vibes while accommodating everyone comfortably: two guests slept upon double beds whereas remaining three utilized futons within traditional Japanese-style tatami area ensuring restful sleep experience overall. Complimentary drink service turned out surprisingly delightful addition including beer/wine options enjoyed thoroughly throughout duration here! Staff interactions starting right away during initial Check-In process consistently reflected polite professionalism coupled genuine smiles leaving positive impressions every encounter thereafter whether front desk assistance or general inquiries handled seamlessly minus delays whatsoever given smaller-scale boutique nature property itself avoiding crowded lobby scenarios typical larger chain establishments instead fostering personalized attention approach warmly appreciated overall atmosphere felt welcoming genuinely sincere mannerisms exhibited staff members alike!     The Room was spacious and clean, with a separate bath and toilet, allowing for a relaxing stay. Due to the peak season, Room upgrades and late check-out benefits for Diamond members were not available upon request, but other services provided made the stay satisfying. Thank you very much.

    It was a pleasure to stay here again after a long time. Conveniently located near Kyoto Imperial Palace, about an 8-minute walk from Karasuma Line/Tozai Line subway stations. As the name "Residence Hotel" suggests, the property is equipped with amenities like an iron and a spacious closet, making it suitable for long-term stays. The toilet is separate, and the bathroom features a bathtub and washing area. If you need items like a chair, you can request them at the front desk. The 45-square-meter elongated Room was clean and comfortable, with very courteous staff members. This time it was just a one-night trip for dining out and sightseeing, so I hardly stayed in the Room; however, it offered excellent value compared to international hotels while maintaining high satisfaction levels. Thank you for your thoughtful hospitality. I look forward to visiting again!

    We stayed as a family of four with a preschool child. The accommodation is within walking distance from Karasuma Oike, and the facility was well-maintained and clean for being 7 years old. The room was a suite type, with separate bedroom and living areas, making it very comfortable to stay in. It also included a washing machine and dryer, which is convenient for long trips. Considering it was during a holiday in Kyoto with breakfast included, we found the price to be reasonable.

    More comfortable than home

    I had a more comfortable stay than at home! Not only was the space clean and quiet, but the design of removing shoes before entering, the spacious Room layout, well-equipped kitchen and laundry Facility, and ample amenities made my time in the Room relaxing and comfortable. I visited Kyoto to support my family, so I decided to splurge a little for a more comfortable stay...and it was worth it. I would love to use this place again if I have another opportunity.     Impressions from a Return Visit

    A revisit after approximately two years since the last stay. The guest room is wonderfully designed for comfort and ease of use. There is a sense of stability that makes one want to return again. However, there were some points that were less satisfactory compared to the previous visit: ① Explanation of IKYU benefits ② Communication during delivery issues ③ Staff attentiveness ① Regarding IKYU benefits, the explanation was only provided at checkout time. The remaining benefits were not explained unless inquired about from our side. ② During a minor misunderstanding related to delivery, the response was unsatisfactory—staff avoided eye contact and casually pointed out my verbal mistake without proper communication. ③ On a previous visit, a male staff member showed great attentiveness and even saw us off with care. This time, perhaps due to being preoccupied with delivery matters, staff remained seated without any gesture of seeing us off properly. While I understand that personalities may not always align perfectly between guests and staff members, this experience left me feeling disappointed enough to lose my desire to return by the end of my stay—even though I had been thinking "I’d like to come back" up until checkout time. It’s unfortunate because female staff members were very pleasant throughout the stay but this final impression ruined what could have been an otherwise positive experience overall.

    Comfortable stay

    This was my first visit during my trip to Kyoto. Check-in was very smooth, and the Room was clean and comfortable. Relaxing on the sofa was a big plus. The bed was very comfortable, allowing me to sleep soundly. Breakfast is delivered to your Room, and they kindly stored my luggage after check-out, which was very helpful. The staff's service was polite and excellent. I would love to stay here again!

    The room was spacious and extremely comfortable.

    The spacious Room, rare in Kyoto, was very comfortable and allowed for a truly relaxing stay. The location is excellent, with a variety of wonderful restaurants nearby. Equipped with a kitchen and a well-designed bathroom, it was very convenient to use. The bedroom is separated and features blackout curtains, ensuring a restful sleep which we greatly appreciated. The staff provided kind and attentive service—thank you very much! We enjoyed a calm stay surrounded by the traditional Kyoto atmosphere and serene ambiance.

    The breakfast was delicious.

    I stayed here for a dinner meeting in Nijo, and it was very comfortable. During my stay, I had several web meetings, so having the bedroom as a separate Room was convenient. The breakfast was delicious, especially the bread which I really liked. I would love to stay here again if I have another opportunity.
