Birthday
Second day-use visit. This time, we used it to celebrate our working adult child’s birthday. We’d love to bring our grandchildren as well, so please consider offering a 4-person Plan. That way, we could book two Rooms and relax after lunch and using the bathing Facility.

The spa is excellent.
I chose a Plan that included spa tickets, which could be used from 12:00. While waiting in the lobby lounge, I was informed that my Room was ready, and I was able to check in a little early. The front desk staff were also very courteous—excellent service. Thank you as well for your thoughtful birthday gesture. It seems the self check-in machine shows an error once you use the staffed counter even once; I would appreciate it if this could be improved so it can still sync properly even when no payment is required.

Comfortable.
The Room was perfectly clean, and I had a very comfortable stay. The breakfast was also delicious. I stayed for one night after a concert, and I will stay here again.

Perfect for a girls’ night sleepover.
Every year, we have a girls’ overnight get-together to coincide with the return of a friend who lives overseas, and this year we chose this Hotel. With a shopping complex right next door, it was truly convenient, and the Facility was new and spotless—making it a very satisfying trip. If I had one small request regarding amenities, I would have loved to have bath salts as well. The build-your-own seafood bowl at breakfast was excellent! I ended up going back for seconds (and more) of the bokke-ni. I’d definitely like to stay here again if I have the chance.

Would stay again if there’s an event at Ariake Garden Theater.
I usually read the 1-star Reviews and prepare myself before staying, but overall it was good. Since a shopping complex is next door, you can kill some time before check-in. You can get most things you might suddenly need, so in the worst case you could even come with nothing. The free shuttle bus I used after check-out was also convenient—it drops you off around the Yaesu side of Tokyo Station and Ginza. Since there’s a limit on passengers, it’s better to line up early. If you want to get off at Ginza, it’s better to sit toward the front. It gets so full they even use auxiliary seats, so getting off can be difficult. The staff were kind and easy to talk to; it felt like there were more young people than at other Hotels. Points that bothered me: The air conditioner turned off right before I fell asleep, and the remote control seemed partly broken. I turned it back on, but it took a while to start up, and there are too many functions—ironically making it hard to use. I woke up because it was simply hot. Are the Room walls thin? This time I stayed in a Moderate Double (shower booth), and since the bed is right by the entrance, I could hear voices from the hallway. I could also hear sounds like hangers being put up in the next Room. I chose a plan with an Onsen bathing ticket included, but it’s quite a walk from the Room. The Onsen Facility was clean and I liked that it had lukewarm baths, so that balanced things out. It’s not really an area you’d go out of your way to visit for sightseeing, but it works well when attending events at Garden Theater.

Everything was very satisfying.
I stayed here to attend a live show at Tokyo Garden Theater. It’s not far from the nearest stations on the Rinkai Line or the private Yurikamome Line, and it’s right next to Ariake Garden, with an Onsen, theaters, and shopping. You can even get there from the Hotel without an umbrella on rainy days. I’ve never stayed at such a convenient Hotel before. The Hotel was also very clean, and the seafood rice bowl at breakfast is something you rarely find elsewhere. The staff were always smiling, and I’d definitely like to stay here again for my next concert. Tokyo Disneyland is also within about 30 minutes, which is great for families who want to split up and do different things.

The showerhead was broken.
Overall, I was satisfied, but the showerhead in the Room I stayed in was broken, and water leaked from several places, so the water pressure was very weak. Isn’t it checked before cleaning?

The Hotel was nice, ...
The Hotel was nice, but there was a long line at check-in and I waited for over 30 minutes. The Room refrigerator did not get cold, and when I asked the front desk, they said it is not a refrigerator but a cooler and the temperature cannot be adjusted.

It was clean and comfortable.
Not only were the Facilities excellent, but the service was also very satisfying. It was crowded at checkout as well, but the staff spoke to us. I would like to stay here again if I have the opportunity.

This Hotel has great potential, and we hope to see further improvements and enhancements.
Our family stay had both positives and disappointments. We would like to return, and we are sharing our feedback in hopes of future improvements. [Disappointments] 1) (Breakfast crowding) We had to wait standing for about 45 minutes with roughly 100 people ahead of us, which was very difficult. As countermeasures, please encourage staggered use at check-in and consider implementing a breakfast reservation system that supports staggered dining times. Waiting nearly an hour disrupts plans. Depending on the guest’s preference, options such as switching to lunch or refunding breakfast should also be considered. Since the area is cleared by 9:30, we felt rushed to eat, which was disappointing as it took away from the Hotel experience. During busy periods, extending service hours should also be considered. Staff should proactively speak to guests waiting in line, and it may be necessary for manager-level staff to be present on site as well. We hope you will reconsider how peak times are handled. There was signage about congestion, but most guests miss it and its effectiveness is limited. 2) (Room change) This is partly our fault for not confirming beforehand, but our Reservation likely indicated an upper-floor Room; however, after a change we were assigned a Room with no view at all. We arrived slightly early and asked about it; we were told, “The Room prepared for you is being cleaned, so we will guide you to another Room,” and were placed on the lowest floor (3rd floor). In that case, we would have preferred waiting for an upper-floor Room. We would have appreciated being asked something like: “If you don’t mind waiting, we can prepare an upper-floor Room—what would you prefer?” That said, we understand the staff likely offered an available Room out of consideration so that we could check in sooner; we also should have confirmed whether the floor level had changed. [Positives] (Onsen facilities) This was excellent. At first I wondered if JPY 2,300 was expensive, but it turned out to be a very high-quality spa with a spacious relaxation area where you can truly unwind for a long time. Being able to use it multiple times during our stay makes this price very reasonable for Accommodation. The 24-hour availability was also highly appreciated—being able to bathe leisurely until 1:30 a.m., as well as having access again from 5:00 a.m., was a major plus. It was also convenient to dine at Ariake Garden next door; the water area looks beautiful at night and felt very pleasant. Our children said they would like to use this place regularly as well. This was our first stay at a Sumitomo Realty & Development–affiliated Hotel group property. I studied Hotel management at university and have work experience as a vendor with one of Tokyo’s “New Big Three” Hotels; I have also written Hotel-related articles before. With sincere hopes for improvement, I provided detailed comments intentionally. Compared with other Hotels overall management capability stood out as an area of concern. However individual staff service itself was not bad overall so we look forward to improvements going forward.

I stayed here becaus...
I stayed here because it is close to the Garden Theater, and having an Onsen was also a big attraction. The relaxation area inside the Onsen (I forgot the name) was very comfortable, and I wish I had had more time to enjoy it. For breakfast, since Toyosu Market is nearby, I expected more seafood, but there were not many options and it was disappointing. I would have liked a wider selection.

I was able to relax!
I used the day-use plan with tickets to Izumi Tenku no Yu. The Room was spacious and clean, and I was able to relax very well. I’d like to stay again.

I was really looking forward to it, but…
Is this Hotel a Business Hotel, or more of a city hotel? This was my first stay, and the room rate was not cheap, so I personally expected the latter, but there were many disappointing points. Both check-in and check-out were completed by machine. It is convenient in a way, but it feels impersonal. I understand that I requested “no view” at the time of Reservation, but this was still unacceptable. Even when I opened the window, all I could see was an air conditioner dehumidifier that looked like it had not been cleaned for days. The room itself seemed clean, but not only was the water pressure at the sink weak, no matter which way I turned it, only very hot water came out. I noticed this late at night and did not contact the front desk to confirm it, but is this normal? The location is convenient when there are events at Big Sight, so I would have liked to continue using it if it had been good, which makes this very disappointing. Of course I am not judging based on just one stay alone, but it is hard for me to recommend it to others.

It was in a very con...
It was in a very convenient location for sightseeing nearby. The Ariake area has really developed, and we enjoyed an evening walk while taking in the night views. The view from the Room was great too—we could see Tokyo Tower, the Yurikamome Line, and beautiful city lights, which made our kids very happy. Our Room had a tatami area; as a result the beds were smaller, but the kids were able to sleep safely on futons on the tatami without falling off. The duvet cover felt like it was made of a slightly cool material. Children’s pajamas were available in three sizes: 80, 100, and S (the standard in-room size is M). Our child who is 140 cm tall could wear size S—slightly large, but workable. In the elevator you need to hold your room key up to the reader, but whether it was how I held it or poor contact, it responded more slowly than for other guests and took extra time, which made me feel sorry for them. Recently there have been many international guests, and I’ve had unpleasant experiences at breakfast buffets at other hotels before, so we didn’t use breakfast this time. There are plenty of nearby cafes that serve breakfast as well, but they also get crowded. Next time we stay here, I may try breakfast depending on how things look. Also, check-in was difficult. If someone lines up close behind you, they can see your personal information on display—so I hope some measures can be taken. The Room was comfortable and the staff were very kind. I would like to stay here again.

It feels like a very good Business Hotel.
_Overall I was satisfied because my main purpose was getting to Ariake Tennis Forest, but if your goal is to relax, it may not be the best fit. _What I liked - It’s next to a shopping complex, so you can easily get what you need. - Likewise, there are plenty of dining options. - Convenient access to Ariake Tennis Forest. - Breakfast was satisfying. _What concerned me - The double bed is wide, but it’s made by pushing two single beds together with one double sheet, so the middle feels a bit uncomfortable. - The bidet spray in the toilet didn’t work properly. - Changing sheets only once every two days may not be ideal during hot nights. - There is an Onsen outside the Accommodation that non-guests can also use; it gets quite crowded and requires a fairly high fee, which I found puzzling. It does look spacious and clean. - There is a laundry room, but although it says you can check machine status in real time on the Room TV, that wasn’t actually the case. *Also, there seems to be a character limit for Reviews, and not being able to use quotation marks or brackets is inconvenient.*

The bed is firm.
What stood out to me was how firm the bed was. Since I stayed alone in a twin Room, I laid two duvets on the bed and slept on top of them. This is a personal preference, but I’d like to avoid Hotels with Simmons beds in the future. There were no amenities such as drip coffee, which made it feel like a No Meals Included stay. Breakfast was a buffet with a decent selection, and the seafood rice bowl was delicious.

The property was clean, and the service was excellent.
I visited with my mother to celebrate. I made a separate Reservation for dinner, but when I booked the Hotel, I noted that it was a celebration and requested a quiet table away from children. This request was properly shared with the restaurant. When we arrived, we were told they had prepared as quiet a table as possible, and we were shown to a window seat at the very back. When leaving the restaurant, the gentleman who assisted us also asked, “Was your table okay?” which made me very happy. This is what I believe true hospitality is. Thank you for providing service that sets an example for Hotel staff. One point I would like improved is that the restaurant’s air conditioning was very cold, and other guests also seemed chilly, so it would be ideal if the temperature setting could be adjusted. However, when I mentioned that it was cold, they lent me a blanket, and at breakfast they guided us to seats where the air conditioning did not blow directly on us. Thank you very much!

Enjoy an authentic Onsen experience
This was our repeat stay, and my mother—who loves Onsen—looks forward to it every time. The neighboring shopping mall is also close by, making it easy to enjoy a café or lunch before and after our stay. Since there are many Rooms, I requested a Room near the elevator for my mother, and this time we were truly given the closest one—it was a huge help. Thank you very much. Breakfast was also great; the original seafood rice bowl was delicious, and this time our seat was very close to the buffet area, which made things easy. The Onsen here is so authentic you wouldn’t believe you’re in Tokyo—when the water touches your face, it tastes slightly salty. I’d like to come back again to relax and loosen up for my body’s sake as well.

The air conditioning was disappointing.
The Room with a Japanese-style room was spacious and relaxing, and the bathroom was clean and comfortable. However, while the air conditioner was fine on automatic temperature control, it became noisy with an internal sound when set to cooling mode. That was very disappointing.

Thank you for taking care of us for the past two days.
I stayed for two nights while visiting Tokyo Big Sight for work. The spa was not as large as I expected, but I was able to fully enjoy the hot stone sauna almost privately. The Room was spacious and comfortable for one person. On the second day, I was too tired to walk much, so I used the in-room bath; the bathtub was large and very satisfying. I would like to stay again.

I stayed here to attend a live show at Garden Theater Tokyo, as it was the closest Hotel to the venue. There were various shopping malls nearby, which was very convenient. The Japanese-Western style room was spacious and comfortable even for three adults.

A Hotel I’d been wan...
A Hotel I’d been wanting to stay at. Stayed here while sightseeing in Toyosu. For a reasonable Accommodation Fee, it feels quite upscale. It’s an impressive Hotel with very high ceilings—especially in the lobby and restaurant. The Room was comfortable. The bathroom was small. The TV was large, and you can watch YouTube. I made a Reservation with a Plan that included dinner. Dinner was part of a Spanish cuisine fair. I wasn’t expecting much, but it was very satisfying. Dinner was delicious. Breakfast was just as good. When it comes to the food, I have nothing but praise. I stayed at a reasonable rate, and aside from the small bathroom, it felt almost like a luxury Hotel. On the second day, I went shopping at Ariake Mall. While I shopped, the Hotel stored my luggage for me. The nearest station is Ariake Station, but it takes longer than you’d expect from there. With stairs and waiting at traffic lights, it’s about a 15-minute walk. Getting there in 5 minutes is impossible. I also took a walk around the area near the Hotel. At Ariake Tennis no Mori Park, there were lots of clover plants. I looked for four-leaf clovers, and found several. At Ariake Shrine inside Ariake Mall, I drew an omikuji fortune slip—it was “moderate good luck.”

We had a relaxing stay.
I stayed here after work on a weekday. It was easy to reach from central Tokyo, and I found it without getting lost. This was my first visit, and the staff guided me courteously and answered my questions clearly. I was able to relax in the bath, and the breakfast selection the next morning was excellent. Wherever I went, the staff’s attentive service made a great impression.

The Accommodation was comfortable...
I stayed here for an event at Big Sight. I struggled a bit with the size of the building, but the Facility was new, clean, and I had a comfortable night. Since my Plan included bathing, I used the attached public bath, but it was quite far from my Room. Breakfast was quiet at that time of day, so I could enjoy it in a relaxed atmosphere. Also, since there are no taxis stationed at the Hotel, I requested one to Big Sight the next morning using the Hotel’s tablet, but it felt inconvenient, including having to pay an additional pickup fee.

It is clean.
The Room was clean, which was nice. However, the shower water was too hot and I couldn’t lower the temperature. Since I had already gotten into the shower, I couldn’t contact anyone and had to endure it. I informed the front desk afterward, but it was a bit inconvenient. I stayed here for a concert at Ariake Arena.

The lunch buffet was delicious.
I booked a day-use stay with the lunch buffet included. I also enjoyed shopping at Ariake Garden. The buffet was quite lively with various groups, but I was able to try everything I wanted, and it was very delicious and satisfying. If possible, it would be perfect if the bathroom shower curtain could be replaced. It was a bit inconvenient because I didn’t pick up the amenities from the lobby. I did see them, but it would have been nice to be informed at check-in. Still, I had a relaxing time. Thank you again—I’d love to stay again.

A bit disappointing...
This stay was meant as a small appreciation gathering for my mother in her 70s and her two sisters (three sisters in total) after they had finished the memorial service for their maternal grandmother. They didn’t have time to travel far to an Onsen, but wanted to relax somewhere nearby with an Onsen Facility, so I made a Reservation. Check-in was from 15:00, so we tried to complete the procedure at the kiosk around 15:10, but it showed an error saying the Room was still undergoing final confirmation. While waiting, we put our luggage in self-service lockers and went shopping at Ariake Garden. We returned before 16:00, but it still said “Room final confirmation,” and all we received was a brief apology—no particular service or consideration. Given that the price felt surprisingly high, I was disappointed as the one who booked this so they could rest after a tiring day. At a typical Hotel, even a one-hour late check-out usually incurs a fee—so I wondered whether there would be any compensation for being delayed by an hour. This was my first experience of not being able to enter at check-in time. They said breakfast was substantial and tasty—especially the bread. Amenities were available near the front desk for guests to pick up what they needed; there were also water bottles and disposable slippers in the Room. The small sink for quickly rinsing used glasses was convenient. Since kiosk check-in would have been difficult for elderly guests, I’m glad I accompanied them just in case. Overall, considering it cost about 15,000 yen per person and we went out of our way to come to Ariake (about an hour), I’m not sure it felt fully worth it—there may have been other options worth considering.

Direct access to the spa and Ariake Garden is incredibly convenient!
I made a Reservation because I was looking forward to the bath. Amazingly, you can go straight to the large public bath in your loungewear. There’s also a food court on the same floor (though I assume loungewear isn’t allowed), so you can enjoy a nice “meal → bath” routine. Plus, there’s an AION supermarket in the basement, which is incredibly convenient. Honestly, it feels like you could live in this Hotel. *1 My Room door wouldn’t close properly and was left partially open. When I came back without noticing, it wasn’t fully closed at all, which really surprised me. *2 Depending on the Room, the Wi‑Fi signal is critically weak. I couldn’t get any work done.
