    The live onigiri breakfast station is amazing.

    I stayed again following last month, and made a new discovery: the Hotel is truly close to the Kobe Nunobiki Ropeway. It’s embarrassing that I hadn’t realized it before, but I was surprised at how clean the gondolas are and how impressive the herb garden is. I ended up buying an annual pass on impulse. It feels so close that it’s almost like a Facility attached to the Hotel, so I’m looking forward to enjoying it more in the future. Also, I really like the breakfast buffet—especially the live onigiri station. One thing I noticed on this visit on the club floor: several groups stayed in window-side seats straight through from afternoon time into cocktail time. I assume they were trying to secure seats, but isn’t that against proper etiquette? The issue lies with guests, but would it be possible to strictly require everyone to leave their seats at the end of afternoon time?

    I always stay here when I visit Kobe, but each time I come, I feel the service level has declined. This time, it was especially noticeable in the Club Lounge. At check-in, I believe it was meant to be a welcome drink, but the container shown in the photo was brought out. Normally, it comes with hot tea. However, what was inside was “water”—cold water. I couldn’t help but laugh. Many foreign staff members were working hard. Still, a mistake is a mistake—especially at club level. The quality of both afternoon tea and the evening cocktails had also dropped. So I went back to my room after just a few minutes and did not return after that. With this level of service, No Meals Included without club access is more than enough. I choose club access because I expect a higher level of service. I spoke with several concierges, but unfortunately not one of them smiled. They were probably busy and forgot to speak with guests with a smile. The phone response was also terrible. I had been looking forward to having breakfast in the calm atmosphere of the Club Lounge with its view, but I decided not to. Please ensure thorough staff training once again.

    I’m disappointed.

    I booked a suite Room to celebrate my husband’s birthday, but it was truly disappointing. The Room was spacious, but it felt like they simply combined two existing Rooms into one, and there was no sense of excitement at all. On top of that, the birthday card said “Happy Birthday” with my name instead of my husband’s. It also said the snacks were in the refrigerator, but when I opened it there were two daifuku-style rice cakes—one was unwrapped with no plastic wrap and had dried out. Since this is an ANA Hotel, I expected at least some Hotel-made cookies or chocolates. The toilet smelled bad, and there was an old scale left out as well—it really ruined the mood. The slippers were terrible too. Overall, it was just disappointing.

    The Terrace

    Breakfast at The Terrace was enjoyable, with a great variety of both Japanese and Western options. There were also plenty of local dishes, such as wild boar soup and sea bream chazuke. If the club lounge were better stocked, it would be nice to use it in the morning as well.

    Under construction

    Because exterior construction was underway, black netting was installed outside the guest Room, and the view from the Room is obstructed. I stayed on the club floor, so I went to the club lounge for cocktail time and breakfast. Cocktail time was quite good, with snacks, handmade dishes, and sake available. Breakfast offers a reasonable selection of Western items, but the Japanese options are limited to rice porridge and pickles and feel sparse. I think it’s better to go to The Terrace for breakfast. The guest Room is spacious and well cleaned, and the carpet color is still vibrant. However, the Facility feels dated.

    We had a wonderful stay.

    This was not my first stay, but it was the best one yet. I invited my sister-in-law this time, so I really didn’t want anything to go wrong and was a bit on edge, but the Hotel’s thoughtfulness and service were perfect—beyond my expectations. While many Hotels are short-staffed these days, this Hotel has enough staff, so you never have to worry about not being able to find someone to ask for help. Refills in the club lounge and clearing used plates were done quickly, so there was nothing frustrating. Breakfast at the restaurant is as delicious as ever, and I especially loved the onigiri service that wasn’t available last time; the sea bream chazuke was also excellent. It’s also great that the spa is available again. My sister-in-law seemed very satisfied and said she would definitely like to come again, which was a relief. Everyone on staff provides great service with no inconsistency from person to person—this is a good Hotel. A Hotel is all about its people; I believe good service can make up for things like an older property. I will definitely visit again.

    It was far better than I expected.Given that the rating has been in the 3-point range, I had avoided staying here for some time, but that was a mistake.We stayed on the Club Floor, and the dedicated lounge had a great atmosphere; both the afternoon service and cocktail time offerings were very good.Breakfast was at the restaurant buffet, and it was enjoyable with lots of thoughtful touches—on the Japanese side, live-made rice balls and about 15 kinds of local delicacies; on the Western side, around 10 types of jam for bread.The staff service was excellent and housekeeping was thorough, which made up for the age of parts of the building and Facility.The sauna and pool were also clean and pleasantly open.The only concern was fogging on the guest room window glass; it’s a shame because the view is wonderful.

    Excellent location near the station.

    Close to Shin-Kobe Station and convenient for Sannomiya by subway. I stayed here for a Takarazuka performance this time, and being able to leave my luggage made the day stress-free and wonderful. Next time, since it’s also close to the Herb Gardens and seems convenient for Suma Aquarium as well, I’m planning to stay here again. With the Kobe Animal Kingdom ticket included, I spent the second day interacting with the animals.

    Always Comfortable

    I always enjoy staying here. Though the building is a bit old, there are plenty of elevators, the Rooms are more spacious compared to newer Hotels, and the view is great. It’s conveniently within walking distance to Sannomiya Station. I would love to stay here again. There’s also a supermarket in the basement open until 10 PM, which is very convenient.

    It's getting quite old.

    I stayed here after a long time, and I felt that the Facility is getting outdated. It might be difficult, but unless the in-room facilities are completely renewed, I might not stay again. The bathroom especially feels old. The amenities are at a Business Hotel level, so if used as a Business Hotel, I'd rate it 80 points. As a city hotel, though, it's about 50 points. I used the restaurant (dinner: 36th floor), and the food was decent. The atmosphere and view were nice.

    January 10, 2026 - Western Twin Room with Breakfast Included

    I stayed at the accommodation as I had dinner plans at Kitano Club on the same day. The location was very convenient, being close to the venue and also for visiting Kobe's Ijinkan area the next day after checking out. The breakfast offered a wide variety of delicious options, which I thoroughly enjoyed. However, there was a loud creaking noise throughout the night within the facility that was quite bothersome. Additionally, I noticed some wear and tear in the room's wallpaper and facilities, as well as cobwebs on the glass outside of the breakfast restaurant, which was disappointing. Perhaps higher-grade rooms have been renovated?

    It is old.

    The entire building seems to have centralized air conditioning, but I couldn't adjust the temperature or air conditioning in the Room at all, and it was very cold during the night. The bedding was not down-filled and felt cold, and the bed was not comfortable either. All water facilities were outdated, with noticeable stains that couldn't be cleaned properly. The bathroom was also dirty.

    Thank you very much.

    I often stay here around this time every year. While newer hotels may have better facilities, the staff's excellent service made for a pleasant stay. The effort and polite service of the international staff, despite not being fully accustomed to Japanese, were remarkable. I look forward to staying again next year.

    Club Room Accommodation

    The room had an excellent view and was very quiet and relaxing, allowing us to enjoy the welcome drink at our leisure. Additionally, we were informed about the free pool and sauna, which were not displayed during the reservation process. Although we couldn't use them this time, we would love to try them on our next visit. The club lounge was outstanding, offering not only a great view but also a variety of refreshments. During tea time, there were juices, coffee options, over 8 types of sweets and snacks; while cocktail time featured a wide selection of alcoholic beverages along with over 8 types of small plate dishes—all freely available. We were very satisfied. Breakfast was also delightful with live kitchen options such as omelets, tai chazuke (sea bream rice soup), and rice balls being particularly enjoyable.

    Directly connected to Shin-Kobe Station, with a supermarket open until 11 PM in the basement, ensuring convenience. This time, I was upgraded to the Club Floor, and the Room was clean and comfortable. Due to aging, the bathroom area feels slightly dated, but the bathtub is spacious enough for relaxation. I would like to stay here again when visiting Kobe.

    Sunrise View from the Lounge

    Stayed for one night on New Year's Eve. From the Executive Lounge, we enjoyed views of Kobe's eastern side and were lucky enough to witness the first sunrise of the year. The lounge opened for specific events, and many guests lined up before each opening time. Staff called guests in order, but during the first sunrise viewing period, there was some concern as guests had to decide among themselves who would go next. A waiting list system might make things smoother.

    The Room was cold, and I couldn't increase the heating temperature. The bedding was thin, so I rested wearing a down coat. I was also surprised that there was no heated toilet seat.

    We highly recommend staying at the Hotel!

    The building is slightly old, but the towering Hotel offers convenient access to Shin-Kobe Station and Sannomiya Station, as well as a relaxing environment, views, and interior in the Kitano area. It is also very convenient for accessing Kobe Airport and Himeji Castle. The spaciousness of the property provides a level of comfort that would be hard to replicate in modern buildings, ensuring a satisfying stay.

    Breakfast is now served in the lounge, which is a relief. For a long time, even when staying on the Club Floor, breakfast was served on the lower terrace, and having breakfast in such a chaotic atmosphere made me question the purpose of staying on the Club Floor. So I’m delighted that breakfast in the lounge has resumed. However, compared to other hotels' club lounges, while tea time and cocktail time are comparable, breakfast (even continental) falls significantly short. At the very least, it would be nice to have options for egg dishes to add a sense of indulgence. Still, with the return to an original Club Floor experience, I believe my repeat visits will increase from now on.

    Excellent location near the station.

    The front desk service is inefficient. It's good that room service is available 24 hours. However, most of the staff are foreign, and their responses were somewhat unsatisfactory. The Japanese spoken by the room service staff was questionable. The Room felt old, and despite being non-smoking, there was a faint smell of cigarettes. In terms of hygiene, the Room didn’t feel particularly clean. There are no amenities for women provided, so it’s better to bring your own essentials. The food from room service was average. I had a Japanese breakfast but found it not very tasty. Its proximity to the Shinkansen station is highly convenient though; that's definitely a plus point. There’s also a restaurant area nearby which I would recommend instead for meals. Since I visited for work and had no time to explore much, this was my experience during this stay. If you get an upper-floor sea-facing Room, you can enjoy beautiful views of the port town!

    Club Suite

    Stayed 2 nights in the Club Suite. The Room was spacious with two rooms, and having a toilet in each room was convenient at night. However, it was disappointing that there were no amenities in the Room; we had to get them from the counter like a standard room, which lacked any sense of exclusivity. The provided loungewear being a one-piece rather than separate top and bottom was also disappointing. Although the view was excellent, dirty windows made it feel wasted. Despite the high price, there was no sense of luxury at all. The lounge was very nice and not crowded, which made it the best part of our stay.

    Not worth the price

    The amenities are very limited for the price, the shower curtain had a damp smell, and the bathroom was quite outdated, making it questionable whether to fill the tub. Room service and spa menus were not provided in the Room, and air conditioning could not be controlled within the Room. It felt overpriced. The only positive points were its proximity to the station and the friendliness of the reception staff.

    The hotel was very clean. The lobby was luxurious with a great atmosphere. The front desk staff provided pleasant service. The room was comfortable but felt a bit small, which is why I rated it 4 out of 5 for satisfaction. The parking lot was slightly narrow, but the price was very affordable and appreciated. I didn’t have meals this time, but I look forward to trying them next time. This will be my go-to accommodation in Kobe.

    Two strangers unlocked the auto-lock.

    Located near Shin-Kobe Station, I have stayed here more than 15 times. While the facility is undeniably outdated, its convenience kept me coming back. The breakfast buffet is quite satisfying. However, the room's air conditioning is extremely cold, and the shower temperature remains unstable as always. At 8 a.m., the auto-lock system activates. Although I admit fault for not using an additional chain lock, I was shocked when two individuals speaking Chinese suddenly entered my room while I was sound asleep. Panicked and thinking it was over, I shouted words that cannot be written here from the bedroom. Thankfully, they left after closing the door. What exactly happened here? Morning check-ins are rare; if it was a mistake, it still constitutes trespassing. The hotel offered no satisfactory explanation or apology beyond calling it a simple error. This incident left me feeling deeply distrustful as it felt like an invasion of privacy during my sleep. For such a serious security breach with potential criminal implications, their response lacked adequate explanation and apology. Security measures are highly questionable here, and their handling of incidents like this is alarmingly poor—leaving only fear behind for guests like myself.

    Excellent convenience

    Directly connected to Shin-Kobe Station and just one subway stop from Sannomiya Station, this Hotel boasts an excellent location. Additionally, it offers a fully equipped parking facility. The lobby is spacious, open, and very clean. However, the Room itself is compact as it is a single room. The interior resembles that of a typical Business Hotel. While the unit bath is understandable, it’s disappointing that the toilet does not have a seat warmer. It might have been provided elsewhere, but it was unclear. Basic amenities such as toothbrushes and razors are available. Overall, I had a good night's sleep. Although the Room has its limitations, the staff's hospitality makes up for it. For instance, when lines started to grow long at reception, they guided guests to other counters—a small gesture but indicative of their attentiveness to detail.

Amenities like body towels and cotton swabs were insufficient compared to other accommodations with similar accommodation fees. The shelves in the room were poorly constructed, making it difficult to use them. While it was conveniently located near the station, I would not choose to stay again. Therefore, I feel that the price is not reasonable. I even questioned whether this is truly part of the ANA hotel chain.
