It felt like home in a way, being able to spend time with the whole family, talk, and take care of each other. However, the spacious bath with a jacuzzi experience, the warm floor heating, and the beautiful white wood Japanese-style room were extraordinary happy experiences. There is also a shopping street within walking distance where you can shop for groceries, and the vegetarian breakfast was delicious. The concierge was really kind and helpful; I highly recommend this wonderful Room! Thank you very much for all your help!

I visited with a same-day Reservation. Thank you for kindly accommodating us despite the short notice. When I entered the Room, a gentle hinoki-like scent filled the space and was truly soothing. The complimentary room fragrance and bath salts were a lovely touch, and they helped me relax even after returning home. The Room was very clean and well maintained, so I felt comfortable staying there. I would love to visit again.

About a week ago, I found this place on IKYU. Within the same budget range, this Hotel had by far the most spacious Room, and I chose it because the breakfast-included Plan is rare in that breakfast can be delivered to your Room. After checking in and arriving at my Room, it was indeed generously sized; the toilet was separate, and the bathroom had a washing area. The black-toned interior felt luxurious, and the amenities were well stocked—I really liked it. It’s a bit of a walk from the nearest station, so carrying my suitcase in the extreme heat was tiring, but it was a Hotel that made me want to stay again in Kyoto, which I love.

Thanks to the Diamond member benefit allowing us to stay until 1:00 PM, we were able to relax and take our time. The amenities and drinks were well stocked, and everything was comfortable with no inconvenience. The bath had strong water pressure and filled up quickly, which was a nice plus since there was no stress from waiting. Breakfast was delivered to our Room, so we could enjoy it slowly without worrying about others. However, it tended to cool down a bit over time, so better heat retention would make it even nicer. Also, the table in the Room was a little low, making it slightly difficult to eat comfortably. Those were the only minor points—overall, it offered great value for money and we were very satisfied with our stay. We would definitely like to use it again.

My first time staying at this kind of place… I made a Reservation at MATERIAL Fucho-mae because I had plans in Nijo. After finishing up, I walked to the Hotel… with Nijo Castle on my left, following along the castle walls. There was a supermarket on the way, which was convenient for shopping, and if you stick to the main road it’s an easy walk to the Hotel. Across from the Hotel was the convenience store I’d seen on the map, and there was also a restaurant next door as described—overall, it was easy to find and very straightforward to reach. Since I had completed pre-check-in in advance, I went straight to my Room as soon as I arrived. But is this a one-floor private Hotel? It seemed like all Rooms were on the 4th floor. I took the elevator up… and when I got out, it was immediately my Room—at that point I was convinced the entire 4th floor is exclusively for guests staying there. This really was my first time experiencing something like that. I stayed one night before Kyoto’s Accommodation Tax increase. It wasn’t what I expected, so it actually felt kind of fun. I booked a Plan with breakfast included, and what surprised me even more was that breakfast (bread) had already been placed in the Room for the next morning. However, it looked like two pieces of bread per person… which honestly wasn’t enough. I’d really appreciate improvement on that point. That said, writing all this means it’s become a Hotel I’d like to visit again. I also stopped by the bar using the welcome drink ticket we received during our stay—the bartender was friendly and great to talk with. Just one issue: it felt like there should have been a full set of loungewear (top and bottom), but only the top was provided. Also, since no staff were always present at reception, there wasn’t an easy way to contact anyone about it—that part was a bit disappointing. Still, since we were staying as a family group anyway, having only a top wasn’t really inconvenient for us. Check-out was simple—just drop the room key into the post box—and we left after closing up ourselves since there wasn’t staff on site at all times. Overall though, we were satisfied with our stay. Next time we visit again, please take another look at breakfast portions—thank you! That concludes my Review.

A new Hotel with clean and well-maintained Facilities. Although there was no bathtub, the shower pressure was sufficient, and the front desk staff provided polite and pleasant service (thank you). The location is also convenient; I had dinner in Kawaramachi and walked back to the Hotel. If I had to point out a downside, the hairdryer in the Room was quite standard and might lack power.

With fewer inbound travelers, I was able to enjoy a Multiple Night Stay at an affordable price. There were no issues at all for a normal stay.

We stayed with three people. The charm of the traditional townhouse is very nice. Also, the tatami mat and the low table in the living room are great. You can stretch your legs and relax comfortably. My wife said it was the most relaxing property she had stayed at in recent years and the most comfortable. Unfortunately, it started raining in the evening, so we decided to avoid going out for dinner, but we were able to take out from Sanjo Shopping Street and enjoy it leisurely. Sanjo Shopping Street is nearby, and JR Nijo Station and Subway Nijojo-mae Station are not too far, so I think access to Gion and Kyoto Station is not a problem. The bath was also very nice. The bathtub is spacious, which was very good for our tired bodies. My daughter praised it highly, saying, "They have high-quality shampoo and lotion." It seems you can take a bath while looking at the garden, and I think it would have been great if we could have taken a leisurely bath during the day. There was an earthquake while I was bathing, which was a bit of a surprise. The bedroom on the second floor was also very spacious, and we were able to get plenty of sleep. The only disappointment was that I don't think there was a washlet in the toilet, but if there had been, it would have been a perfect score. Anyway, we thoroughly enjoyed our stay in a Kyoto townhouse. I definitely plan to stay again on my next trip to Kyoto. Thank you for your hospitality.

Although I checked in around midnight, thank you for your kind assistance. The Room was also in excellent condition. What was especially helpful was: 1) luggage storage after check-out (available only on the day of check-out), and 2) the morning coffee and latte were delicious.

It was a shame that there wasn’t a microwave in the Room, but everything else was excellent!! The shower in the bathroom was especially interesting!!

The indoor area was very spacious and the facilities were well-equipped, allowing for a comfortable stay. I would like to stay again if I have the opportunity.

Overall, we had a comfortable stay. Our trip was almost entirely centered around staying in this house, and the more we looked at the interior design and furnishings, the more we noticed—so it was really enjoyable. However... The floors and tables were very clean, but we found hair inside the hair dryer storage case in the bathroom, and also hair and dust inside a kitchen utensil drawer. I couldn’t see clearly, but it also seemed like there was something above the toilet ceiling (a bug? a clump of dust?). There was also something like a piece of packing material left in the garden. Since it’s an entire house, I imagine it’s quite difficult to keep everything perfectly clean. Because the building itself is something you want to admire, you end up looking closely everywhere and noticing these things. It didn’t cause major discomfort, but I do think paying closer attention to small details would make the stay feel much more pleasant.

We stayed with our family and a friend's family, a total of 8 people. Upon arriving at the accommodation after walking around and sweating in the summer heat, we were delighted to find that the room was already cooled by air conditioning and there were chilled bottled waters in the refrigerator—a thoughtful gesture for a hot summer day. Despite its age, the accommodation was very clean, including the water facilities. The amenities provided were sufficient, and even the shampoo and conditioner were from a well-known brand sold at pharmacies, so we didn’t experience any hair issues often encountered during trips. There are several restaurants nearby where we had dinner outside. For breakfast, we bought pastries from a local bakery and enjoyed them with coffee provided in the room—simply perfect! The proximity to nearby shops and restaurants was also convenient. The children were highly satisfied as well, making it an overall flawless stay. We made our reservation just five days before our stay but felt like it was an excellent choice. Thank you very much!

I often visit the nearby shops, so I’d been curious about this place for a while and decided to stay. It’s set slightly back from the main street, but the attached bakery is delicious, and there are many great restaurants nearby, making it a very convenient location. The interior has a modern Japanese style, and the solid wood flooring feels great even barefoot. The standout feature is the large hinoki bath. Even tall guests can stretch their legs out comfortably, and the scent of hinoki is very relaxing. It’s rare to find such a large hinoki bath even at other Hotels. The tub can also be filled automatically, which was fantastic. All Facilities are up to date, and there was nothing inconvenient compared with staying at a Hotel. Since this is a renovated property with traditional-sized beams, guests over 180 cm may bump their head, so please be careful—it’s annoying at first but you get used to it. There are some downsides—like the TV being hard to figure out and the stairs being steep—but the biggest thing to note is that because this Facility shares space with shops, you can hear more noise than expected from early morning as the bakery prepares for opening. During the day as well, you can clearly hear customers and probably children of people eating in. From the large opening at the back of the second floor and from the rear garden area, you can also smell bread coming in from the bakery. Whether this feels noisy or adds to its machiya character may depend on personal preference. There were moments when it didn’t feel very calm, but overall it was a good experience. The room was clean, the front desk service was fine, and the price was a great value. It was a bit disappointing that there were no pajamas, but the slippers were comfortable terry cloth rather than flimsy non-woven ones. Drinks were limited to tea; it would have been nice to have coffee as well. Seiyu is nearby, which is convenient.

It was the first day of a three-day weekend, but it was very cheap, so I made a reservation. The room was very clean and more spacious than I expected. Although simple, there was also a stove, making it perfect for a long stay. The front desk staff provided very courteous service. I would like to visit again when I go to Kyoto.

Located in a quiet area, it was a relaxing stay. I was worried about finding parking, but there were several parking spaces nearby. The Room was spacious enough for resting, and with the bath and toilet being separate, I could enjoy soaking in the tub. However, due to insufficient checking of amenities, I had to go out to buy items like body towels and lotion. It would be good to check these in advance. Since I visit Kyoto regularly, I would like to stay here again.
