    It was a wonderful accommodation.

    We stayed with 5 adults and 2 children. When making the Reservation, I asked questions about parking but never received a reply. About a week before our stay, I contacted the support center to change the number of guests and was told that they had already replied about parking and had also sent an email requesting a guest list. However, I didn’t notice it because the sender was not IKYU. Preparing the guest list was burdensome: we had to submit each guest’s name and age, and also attach ID documents including a face photo of the Reserver. After sending the guest list, communication continued via chat, but again the sender name was different, which made everything very confusing. The Accommodation itself was very clean, and the bathroom felt luxurious. The coffee machine came set up with water and coffee so you could make a drink anytime with one button. There is also a convenience store nearby, which was handy. There was a terrace, but no clothesline pole; we managed using a clothesline rope we brought just in case. With three families traveling together, allocating sleeping arrangements between the 7-tatami and 3-tatami bedrooms took some effort, but we expected that so it was fine. Even though there were no issues with the Accommodation itself, there were many hassles from Reservation to check-in.

    It was an excellent facility.

    Our family trip with seven people was very relaxing. We also brought two dogs, and they had plenty of space to run around. Since we weren’t sure about the local garbage disposal rules, we did basic sorting and left the rest to the host. We’d love to stay again next time.

    A Vacation Rental in Name Only

    We booked after seeing the photos because we had a chance to sightsee nearby as a group of four. Up to the Reservation, it was easy and no different from using IKYU. From here on, it was one disappointment after another… First, you communicate with a dedicated concierge via a browser-based chat-like page, but the response is extremely slow. Even though we had already entered personal information on IKYU, we were required to enter it again in another form—plus provide everyone’s name, gender, and age. And if you want BBQ, you must pay an additional 5,000 yen per person (card payment on a separate page). On the day of arrival, we checked in. You open a key box using the code provided in advance and enter the Room. Our first impression: small! We managed with four people, but there is no way nine people could stay here. Right after entering there is a Japanese-style Room with futons already laid out. There were four sets prepared, and that alone filled the room completely. At the back of that room is an area combining the changing space and toilet, plus the bathroom. That’s all on the first floor—aside from just having stairs. Upstairs there is a second toilet straight ahead; to the right is a table and chairs for six; and at the back there’s only enough space to barely lay out two futons. It was barely adequate even for four people. The BBQ grill we added for 5,000 yen was also dirty… The griddle plate was rusty, and everything—including parts like the lid—was sticky with grease. The BBQ area seems to be right in front of the entrance, so people walking along the road can see you clearly. There’s an identical property across from it; if guests there do BBQ as well, you’d likely end up back-to-back at close range in an awkward setup. Also inconvenient: since this place has its kitchen on the second floor, going up and down stairs constantly is very troublesome. And worst of all was how dirty the dishes were. White plates had spotted limescale stains; frying pans were greasy… In the end we bought paper plates and paper cups at a nearby supermarket for our BBQ. We only lasted about 30 minutes—the discomfort of being exposed to foot traffic plus disappointment with Facilities killed our motivation. I can recommend it for trips where friends don’t mind sleeping close together like students might—but I wouldn’t recommend it for other purposes. Don’t be misled by photos. This is just my personal opinion, but I think most people would feel similarly.

    Just right.

    We stayed with a couple of friends and our children, five people in total. The Room was just the right size and we were able to relax comfortably. We were happy that the Room was already cooled with the air conditioner when we arrived. We could also tell there was a lot of attention to detail in the bathroom. Some features were so high-tech that we didn’t fully understand them, but overall we were satisfied. However, the BBQ area faced directly onto the road, which felt a bit embarrassing.

    Ideal for two families traveling together

    We stayed with a friend’s family. The location is right in town, for better or worse—there’s a convenience store just seconds away on foot, and a supermarket a few minutes away, which made shopping and last-minute purchases very convenient. However, because it’s in the middle of town and there is another building directly in front, we felt we needed to be mindful of the surroundings while staying there. In terms of Facilities, the bath has a large TV, and the kids were thrilled to watch it while bathing. There are also two toilets and a separate shower room, so we felt this Accommodation is well suited for multiple families. On the other hand, since the living room is on the second floor, carrying luggage up and down or having a BBQ and then eating inside was difficult. In summer, it might work better to have a BBQ and eat outside as-is. Overall, considering the low price we were satisfied, but we felt the building layout was somewhat wasted.

    The Facility is new, but the room size and odor were an issue.

    We stayed with 4 people this time. Honestly, I felt there was a gap between what was described and the actual comfort. [Good points] - The Facility itself was new and very clean. [Points of concern] - Size and capacity It was listed as “94 m²,” but perhaps because the layout is “two Rooms + living room,” it did not feel anywhere near that spacious. It is listed as accommodating up to 9 guests, but I felt it would be difficult even to secure enough sleeping space. We used one Room for 4 people, but once the futons were laid out, there was barely any space to step. The other Room can accommodate at most 2 people, so in reality I think the maximum capacity is about 6 even if you try. Also, when we checked in, futons for the number of guests were already laid out in a Room, so this time one of the two Rooms in the 2LDK could not be used for anything other than sleeping. If more than four people stay, I think both Rooms in the 2LDK would end up being unusable except for sleeping. - Odor issue This was by far the toughest part. The moment we went upstairs and entered the second-floor living room, there was a strong sewage-like smell that made me feel sick. It was at a level where we couldn’t stay there unless we kept the kitchen exhaust fan running constantly. - Bedding The floor futons were quite thin, and my body hurt the next morning. Because everything looked so clean, it was very disappointing in terms of livability (odor and bedding).

    Facility is excellent, but communication is difficult.

    The facility is spacious, clean, and user-friendly. The kitchen is well-equipped and convenient. The flooring seemed to be designed to prevent dogs from slipping. Although there were some noticeable drawbacks mentioned below, I believe it’s worth considering a repeat stay as communication would likely not be necessary the second time around. That’s how good the facility itself was. In recent years with frequent rain, having a spacious place where you can enjoy yourself without going outside is definitely a plus. Before my stay, I inquired on IKYU.com about pet amenities but received no response at all. It seems they only respond through their dedicated chat system. During my stay, there was an incorrect Wi-Fi password provided, and while I wanted to contact them about it, their chat responses were significantly delayed. Even though the error was on their end, they implied it might have been my mistake or a typo on my part throughout our interaction. Their responses felt like standard replies outsourced to another company—understandable but frustrating nonetheless. Additionally, the Wi-Fi connection itself was quite weak. I understand cost-cutting measures similar to Airbnb's approach; however, unlike Airbnb experiences I've had before, this level of delayed communication and difficulty in reaching out wasn’t something I’ve encountered elsewhere. That said, for a pet-friendly accommodation in Chiba where prices typically range between 20–40k yen per night but this one charges around 60k yen per night—I would expect prompt responses when contacted at the very least. Perhaps using it partially for workcation purposes wasn’t ideal on my part either...
