    I stayed in a Wester...

    I stayed in a Western-style Room with breakfast and dinner included, but the carpet felt slightly damp. I usually don’t wear slippers anywhere, but it felt unpleasant enough that I did. The sofa also had stains, so I couldn’t sit on it. The Room size was good. Both breakfast and dinner included ice cream. It seems this used to be Mori no Onsen Hotel, so perhaps the sense of age is unavoidable.

    The fresh sashimi and domestically sourced salmon roe were exquisite.

    We arrived a little early, but relaxed in the lobby while enjoying shaved ice. That kind thoughtfulness made us very happy. This is an old but truly lovely Hotel, quietly nestled in the mountains of Atami. The soft, high-quality Onsen is outstanding. The building does show its age, and there is also an area where the owner lives, but that is more than made up for by the wonderful Onsen and meals. Fresh sashimi. Delicious fresh salmon roe. Steak and sukiyaki, and a great variety of desserts, fruit, and ice cream—everything was very satisfying. The amenities are plentiful as well—both in the Room and at the large public bath: DHC face & hand soap, gel lotion, cleansing oil, body & hand milk, milky gel, and hair milk, plus KOSE shampoo, conditioner, and body soap— an excellent selection. There is also a pool that can be used year-round, which is great for children. It really felt like what you would expect from Livemax. Considering how travel costs have risen in recent years, this resort offers excellent value for money. Many of the staff are from overseas, but they are well trained so we felt at ease and very comfortable throughout our stay. Whenever we want good hot springs water or delicious sashimi again, we will come back to stay here. I would highly recommend this very comfortable Hotel to many people. Thank you very much for your hospitality. We look forward to staying with you again.

    This is far too terrible.

    This should not be listed on IKYU! There are too many issues. I’m beyond angry—just stunned. After driving all the way up into the mountains, why are there no signs showing the Hotel name?? You absolutely can’t tell where it is—you can’t get there. We couldn’t even make a U-turn and had to go all the way to the top and come back! Furious. *At night, the mountain road is pitch-black; you can only rely on your headlights. There aren’t even reflective markers on the guardrails—extremely dangerous! For an Accommodation and food service business, this level of unsanitary conditions should never be acceptable. Mold and stains everywhere! Furious. If you bought a former Hotel, you should have renovated before opening. It’s far too dirty—this is bad, unhygienic!! The bed sheets smelled like they were still damp. The meals were like cafeteria food. Even when we complained to foreign staff or Japanese part-time staff, we only got weak responses like, “Yes, I understand...” It’s clear management is terrible. It was fully booked over the weekend, but we heard similar complaints in many places. Maybe first-time guests looking for low prices or young groups on training camps might come, but no one would return as a normal repeat guest. Don’t list this on IKYU!

    I planned to take a ...

    I planned to take a bus from Atami Station, but I missed the 3:00 PM bus, so I took a taxi instead. The taxi fare was 3,900 yen. The Hotel is located up in the mountains. The Room was clean, but around 1:00 AM the water flow in the sink and toilet slowed down. The pool was enjoyable, with a lifeguard on duty. The bath was very relaxing—the trees by the open-air bath were lit up beautifully and felt magical, and the breeze made it very comfortable. A ReFa hair dryer was provided, but it didn’t dry my hair well—maybe I wasn’t using it correctly. The food was okay overall; items like steak, sashimi, and ice cream were delicious.

    It feels more neglected than simply old.

    Room I expected it to be old, but the cleaning was unacceptable. We chose a Japanese-style Room, but the shoji screens were covered in dust and I didn’t want to touch them. It was nice that the refrigerator had a freezer compartment. Bath The indoor bath was too hot to use. I thought about going to the open-air bath, but the wooden floor on the way there was rotting and I didn’t want to step on it. Meals As others have said, there wasn’t much variety, and the food quality felt like a business hotel. Many guests seemed satisfied because they had an all-you-can-drink plan, but for those who don’t drink, it’s probably not somewhere we’d choose again.

    The silky bath was great too!

    The open-air bath is very relaxing when you have it to yourself, but when a group is using it, they tend to gather and chat, and since it isn’t very large, it can sometimes feel noisy. The indoor bath is spacious and doesn’t get too crowded, so you can unwind. The silk bath may be less used because it’s located at the very back—regulars use it, but first-time guests may not notice it. It also feels a bit dim around the windows and along the walls, which may be why. The water is gentle and it’s rarely crowded, so I find it calming and enjoy using it. However, my knees are weak, so I can’t get in or out without holding onto something. A handrail somewhere would be a great help. Thank you in advance. As for the meals, I’ve been enjoying them—there are sashimi you can take freely, diced steak, assorted desserts, and recently even ice cream. The fried egg at breakfast was also delicious.

    As others have mentioned, the Facility felt a bit dated, but overall it was clean. A few things I noticed: - A large stain on the hallway carpet (I was a little concerned about what it was) - Peeling wallpaper in the guest Room - Wear and tear on the sofa in the Room - Stains on the Western-style toilet bowl in the women’s restroom near the dining area (it also looked like there were many scratches) Also, if the open-air bath is not continuously flowing, I felt it would be more comfortable if any debris floating on the surface of the water could be cleaned more frequently. On the other hand, there were many great points as well. The De’Longhi coffee service, free use of table tennis and billiards, and a small game arcade made our stay very enjoyable. The amenities were well stocked, and our whole family was especially satisfied with the meals. All of your staff were very kind, and with a few improvements I think this could become an even better Hotel. I look forward to seeing future updates and would love to visit again.

    Meal Times and One Key

    I was surprised to be told that if we checked in early, dinner would also be early (5:30 pm was the latest option). We had just eaten lunch in Atami, so we couldn’t choose a later time even if we wanted to. I went with my parents, and even though my father and I used the baths at different times, we were given only one key. It was inconvenient. This felt beyond something you can simply excuse because the price is low. The buffet was satisfying.

    The sashimi at the b...

    The sashimi at the buffet-style dinner was very delicious, and I enjoyed the other dishes as well. One disappointing point was that it was hard to find where the freshly grilled meat was served, and it wasn’t clear that sukiyaki was also available. The Room was decent, but it was inconvenient that there was only one key. The front desk staff spoke too fast, so it was difficult to understand what they were saying.

    Accommodation with delicious meals and great value for money

    The Facility feels a bit old, but the meals are luxurious, delicious, and offer great value for money. The large public bath and spacious changing area were very comfortable. The front desk staff also worked efficiently in the dining area, and I appreciated how they managed to operate at this price despite the labor shortage.

    Poor customer service

    Upon arrival at the hotel, we were informed in an unpleasant manner that there was no parking and were told to park wherever space was available. Next, we were told to carry our luggage to the room ourselves. When we went to the dining area, our reservation had been forgotten, and we were almost seated in a distant location. Considering the price, I would not want to repeat my stay here.

    I feel refreshed.

    Stayed from Friday to Saturday. Arrived by bus from Atami, and the accommodation was conveniently located near the bus stop. Although there was no signboard, I felt reassured upon seeing the LiveMax logo on the mat at the entrance. I arrived earlier than my scheduled check-in time but was allowed to enter my room early, which was great. The room is not new but spacious. However, I found the scent of air freshener a bit strong (though it didn’t bother my husband). Since there’s an air purifier in the room, perhaps air fresheners aren’t necessary. Both dinner and breakfast were buffet-style and delicious. I had seconds of rice with salmon roe and enjoyed a variety of sashimi options. My husband particularly liked the steak, which was freshly grilled and flavorful. The quantity and quality of food were more than sufficient. Drink prices seemed standard for a hotel; draft beer cost 700 yen. The onsen's outdoor bath had just the right temperature for relaxing while enjoying scenic views. There’s also a lounge near the bath area where you can wait or meet up with others—very convenient! Manga books are available here as well (note: since there’s only one key per room, you need to return together to access your room). There are table tennis tables and billiard tables available; we played billiards multiple times as it wasn’t very crowded. One table tennis table had wobbly legs that could use some fixing. All staff members were friendly and welcoming throughout our stay!

    The Hotel was old but very clean, and the Room was spacious and nice. The bathroom was also large and clean, with well-prepared amenities. I visited with my elderly mother, and it was easy to move around. The meals were delicious as well.

    Delicious both in the morning and evening.

    Both breakfast and dinner are buffet-style, with a modest selection of dishes, but each one is delicious. The Onsen, including the silky bath (a micro-bubble milky white Onsen), was excellent. The staff at the front desk, restaurant, and cleaning team were all kind. The cat that greets guests in front of the Hotel entrance offering a "Shuttle Service" is also very comforting. This is a Resort Hotel that makes you want to visit again! Room amenities are rated 3 stars because the Room TV does not support satellite channels.

    The location guidance was unclear as it only referred to the old Hotel. Even upon arrival, I wondered if this was the right place. The public bath was nice, but it was a bit disappointing that there was no bath (shower) in the Room.

    We enjoyed the autumn leaves and delicious food.

    After turning 60, we found ourselves with a bit more free time, so my spouse and I stayed for one night starting Friday. It was quiet and not crowded, allowing us to truly enjoy the Onsen, scenery, and delicious food at a leisurely pace. The domestic beef steak was especially delightful. We would love to stay again with family or friends.

    It's unfortunate due to the rain and fog.

    Unfortunately, the weather was not great, so the view was limited. Overall, it offered good value for money, the Room was spacious, and the staff's Halloween costumes were enjoyable—especially the No-Face costume! It would have been nice to have a shower cap.

    The tatami mats in the Japanese-style room are

    The traditional design is nice, but the tatami mats are worn out. If you sit or lie down on the tatami without a cushion, pieces of the mat stick to your clothes and are hard to remove. There was no mention that we needed to set up the futon ourselves, so we waited until returning from dinner.

    The meals more than make up for any shortcomings of the accommodation.

    We stayed as a family of three, including our elementary school-aged daughter, on the day of the Atami fireworks. Since the following day was a weekday, the rates were affordable. We traveled by private car and initially missed the location indicated by Google Maps but managed to turn back and arrive at an old building with a microbus parked in front that read "Atami Mori no Onsen Hotel." Approaching cautiously, we saw "Livemax" written on the entrance mat and realized we had reached our destination. The parking lot was not small but nearly full at night; it might be best to confirm availability with the hotel during busy periods. Although it said "Opened in 2025," suggesting it might be new, upon arrival, we found that the building was quite old. It seems Livemax purchased an older hotel and converted it into Livemax Resort while keeping much of its original structure intact. The room had an old smell masked by deodorizer spray. The centralized air conditioning couldn't be adjusted individually, so we kept windows fully open for fresh air. The bed felt worn out with sagging springs. Additionally, while there was a large refrigerator in the room, the TV was small and partially damaged on its LCD screen. There was no bath in our room. The public bath area featured an excellent open-air Onsen with about 20 washing stations—spacious and convenient to use—we enjoyed bathing twice: once at night and again in the morning. Facilities included two ping-pong tables and one billiard table available for free use if unoccupied. Dinner buffet highlights included sashimi (sea bream, tuna, yellowtail, salmon), sea bream carpaccio dishes as well as bowls filled with salmon roe (ikura). I made seafood rice bowls topped generously with ikura twice! Sushi options were also available—and promptly replenished when running low—alongside freshly grilled steak from teppanyaki stations which I also went back for seconds! There were plenty more tempting menu items too numerous to list here; staff worked efficiently ensuring smooth service throughout mealtime without any stress or delays. After dinner concluded beautifully thanks largely due diligence shown towards food quality/service alike—it took us roughly fifteen minutes driving down towards Atami Sun Beach where firework festivities unfolded spectacularly nearby parking lots remained accessible freely allowing re-entry anytime desired thereafter returning safely post-eventful evening spent outdoors altogether seamlessly coordinated overall experience-wise! Breakfast buffet next morning surprised us yet again featuring more ikura alongside katsuo sashimi exclusively offered this time around instead previously mentioned varieties still satisfying nonetheless indulging another round deliciously prepared ikuradon proving equally delightful second helping worth savoring thoroughly appreciated finer details distinguishing authentic salmon-derived roe over cheaper alternatives evident taste texture alike ultimately elevating dining standards beyond expectations compensating minor shortcomings elsewhere encountered during stay overall impression left overwhelmingly positive primarily attributed exceptional culinary offerings provided consistently high-quality meals served throughout duration visit memorable occasion cherished fondly long afterward undoubtedly recommendable future travelers seeking similar experiences guaranteed satisfaction assured every aspect considered comprehensively evaluated accordingly deserving recognition acknowledgment rightful merit earned deservedly so indeed!

    I tried several times but couldn't inform about the delayed arrival. Finally, I managed to communicate that I might arrive 30 minutes before the dinner time ended. Since I heard there were no convenience stores nearby, I had half given up. However, they kindly offered me dinner before check-in, and I was able to enjoy my meal. Thank you very much despite the sudden work situation. Nowadays, there are many domestic and international visitors everywhere, but I was able to relax and enjoy the bath at ease. I experienced a different side of Atami this time compared to what I've known before. (I headed to the Hotel by car from Atami Castle.)

    Feedback on Hotel Accommodation

    We stayed for a multiple night stay as a couple, and we felt that both the variety and taste of the breakfast and dinner were the best among all the accommodations we have stayed at so far. The sashimi and steak were particularly delicious. The bath was also great, but the outdoor bath was occasionally slightly lukewarm. The room was nice, but the TV screen felt a bit small.

    Unlimited salmon roe available for both breakfast and dinner!

    It was an affordable plan, but the room was spacious and comfortable, with Simmons beds that allowed us to relax. Both breakfast and dinner featured unlimited salmon roe! While I have seen salmon roe served at dinner in other hotels, this was the first time I experienced unlimited salmon roe for both breakfast and dinner. Since it was an adult-oriented meal, everyone took portions modestly, but they seemed delighted to fill their plates with salmon roe. There were also about five types of sashimi, along with a variety of creative dishes, making for a satisfying meal. Desserts included persimmons, pears, sweet melons, grapes, and more, leaving us completely satisfied! Of course, there were cakes as well! Although the presentation wasn't perfect, I’ll share some photos of the food! The Onsen was unique, divided into two types: a silky white Onsen and a clear Onsen. I wondered why the white water didn’t flow into the clear water. I meant to ask the hotel staff but forgot. This time, I visited with my sister, but I hope to come back with my family next time. It seems the hotel name has changed, and it was a bit difficult to find. It would be helpful if there were clearer directions. This time, a kind hotel staff member with a charming bow tie guided us to the hotel. Thanks to the kindness of the hotel staff, my sister and I were able to conclude our enjoyable trip on a high note. Thank you very much!

    The facility is outdated.

    Although the accommodation has been renovated, the tatami mats are too old and discolored. The air purifier filter is clogged with dust. The air conditioner temperature cannot be adjusted. The power outlets were overloaded, which felt unsafe. During meals, there were limited ingredients available, and restocking was not timely. Only the wallpaper in the room was new. The accommodation's signboard still displays its old name and has not been updated. There were no updated direction signs along the way, which caused confusion in finding the location. I enjoyed the onsen and look forward to future improvements!

    The price was affordable at 21,000 yen for two people per night with two meals, and since it was listed on IKYU with decent reviews, we decided to give it a try. The building, Room, and Facility show some age but were well-maintained and clean. The bath was spacious, and the sauna was excellent. Everything was kept very clean. Meals are time-limited to one hour but include a buffet with fresh sashimi and a good variety of dishes. It matched other reviews—great value for the price!

    This is the worst accommodation I've ever experienced.

    Stayed for one night. In short, it's a retreat facility. The building is old, the onsen is lukewarm, and the meals are no better than a basic buffet breakfast at Tokyu Hotel. From Atami Station, there’s no clear information about how to take the bus or which bus stop to use—very unhelpful. To make matters worse, the hotel entrance sign still displays the name of the previous hotel before it was acquired, making it hard to find. I use IKYU.com quite often, but at 50 years old, this was by far the worst accommodation experience I’ve ever had. Moreover, after various issues (too long to explain here), I complained to the manager. This manager was unbelievably condescending with zero remorse and even lied during our conversation. I filed a major complaint with Ripmax Tokyo headquarters as well. While it’s cheap in price, adding just a few thousand yen more for another accommodation would undoubtedly be better value for money based on my experience of staying around 50 nights annually in various places—I absolutely do not recommend this place. They don’t seem to understand how much reviews can impact their reputation. No shuttle service from Atami Station; taking a taxi costs over 4,000 yen one way and buses are infrequent. The location is deep in the forest with poor views. If you’re traveling alone: during meals they’ll guide you to dimly lit spots farthest from where food is placed—clearly signaling that solo travelers should eat out of sight together in one corner!

    The building is old ...

    The building is old but has a homely atmosphere. The room was also old, with outdated furniture and a musty smell. Perhaps the smell comes from everything being old. It didn’t feel like charmingly aged, but rather just worn out. I’m not sure if it was only the room we stayed in, but even with the low accommodation cost, it dampened our spirits. Is this what you get for a lower price? It would be better if the room felt clean despite its age. The room was spacious, so simply replacing the sofa and bed with newer ones could change the atmosphere significantly. I wonder how many years old they are? The food was delicious! The steak was tender, and the sashimi was fresh—just to my taste. Although it seemed like there weren’t enough staff members, their service was good. My sons mentioned that they liked how spacious the sauna in the bath area was—it’s a nice bath overall!

    Excellent!

    The pool is open until 9 PM, and there are plenty of float rings available, which was very helpful. The steak at dinner was cooked to perfection! The UFO catchers in the game corner are quite easy, so be careful not to win too much.

    The Hotel sign is small, and the navigation stops, so it would be great to have more signs! You will definitely get lost, haha. The game corner and vending machines do not accept new bills, so it's better to carry coins. The cost performance is unbeatable!

    I’m a hidden fan of Silk Bath!

    The open-air bath is nice (though it feels slightly lukewarm in the evening), but the Silk Bath is also gentle on the skin and quite enjoyable! However, as someone with weak knees, I find it difficult to get in and out without handrails. The area around the Silk Bath could be cleaner; perhaps something could be done about the cover box, windows, and door surroundings. Since late May, the Room slippers have been renewed, but they are too small. After my previous stay, my feet hurt for a few days—it seems they might be sized for women or children. It would be better if they were closer in size to toilet slippers. The diced steak and sashimi at dinner were as delicious as ever! Although there was a slight sense of unfamiliarity due to changes in staff members, I think I'll get used to it over time. I look forward to visiting again—thank you very much!
