"Is brand identity not that important?"
I stayed at Banyan Tree Higashiyama Kyoto for business in Kyoto. From the design to the food, everything felt like a Japanese (Kyoto) Hotel, so if you come expecting Thai touches or a distinct Banyan Tree feel, you may be disappointed. That said, as hotel branding becomes increasingly segmented, perhaps it is now standard for each brand identity to be more of a “now that you mention it” level. In Higashiyama, Kyoto, I can see why an extra Asian flavor isn’t really necessary. The best part was the Room: the layout appealed to my design sensibilities, the furniture was highly functional, the open bathroom worked well, and the overall taste in design was excellent. However, my Room had a poor view. Given its hillside location in Higashiyama, I arrived with high expectations, but there were no public spaces with any kind of panoramic view over Kyoto either. In that respect it falls far behind the neighboring Park Hyatt. I had dinner at the restaurant; the menu was standard Japanese cuisine and not especially memorable, but I enjoyed spending time chatting about hotels with one of the service staff (the sommelier). Breakfast felt slightly lacking in both menu and service level. As for architecture—the property’s main highlight (icon) is likely the Noh stage designed by Kengo Kuma that sits prominently in front of the restaurant. The core philosophy of Noh advocated by Zeami is “to express what cannot be seen,” which is why many plays deal with themes such as life and death, salvation, impermanence, and karma; compared with the refined presence of Asaba—a renowned Ryokan in Shuzenji—whose Noh stage blends quietly into nature alongside a mountain stream, this one felt more assertive and more like a constructed centerpiece.

An outstanding Hotel—this says it all.
Kyoto is my favorite destination in the whole country, and I visit for sightseeing many times throughout the year, staying at various Hotels. This time, I stayed at Banyan Tree, which has only recently opened and is still quite new. When I stopped by to leave my luggage in advance, the staff kindly assisted me, and when I mentioned I would be going out afterward, they even gave me water and a map of the surrounding area. In that moment, I instantly felt glad I had chosen this Hotel. At check-in as well, even though I arrived late at night, they offered a welcome drink and supported me with kindness while keeping a comfortable sense of distance. At check-out too, they provided drinks; I enjoyed chatting with the staff about other Hotels around Kyoto; and they took many photos for me both inside and outside the property. The overall design truly felt unique to Kyoto—although it is an international brand, it still conveys a strong sense of Japan—and thanks to the wonderful hospitality from the staff, Kyoto has become an even more indispensable place for me. On a personal note, since I work in a Hotel myself, Banyan Tree was so impressive that it even made me think how nice it would be to work here someday (haha). Thank you very much for your truly wonderful hospitality. I will definitely stay again.

Mostly satisfied, but a bit disappointed
The Room was spacious and beautifully laid out, with excellent interior design, and we were very satisfied with the hospitality of all the staff. During our stay, my spouse and I even found ourselves saying, “We want to come back.” After having dinner at the restaurant and returning to our Room, we expected turndown service to have made it even more comfortable. However, even after 9:00 p.m., it had not been done. Feeling it was rather late, we contacted the service counter. We were told it would be handled promptly, but later received a call explaining, “When we visited during the day, we understood that you did not require turndown service, so we will only deliver towels and water.” This was not something we ever said, and it seemed clear that our request had been confused with another Room. Because we were so impressed by the wonderful Facility and service overall, this incident was extremely disappointing. Precisely because this is a luxury Hotel, I would expect an even higher level of accuracy in communication and service management. Unfortunately, this left us with a negative impression, and to be honest, it makes us think carefully about whether to return.

We stayed here to celebrate my mother’s 88th birthday, as she has grown older and sightseeing has become physically difficult for her. There were some misunderstandings on both sides regarding the Room, but thank you very much for your heartfelt attention to every detail. Thanks to you, my mother was delighted and said she was able to enjoy a truly wonderful birthday. This was all thanks to the entire staff. Thank you again. We would love to stay again during the autumn foliage season.

We had a comfortable stay.
I was deeply impressed when I stayed at Banyan Tree in Thailand, and Kyoto was just as wonderful. Although it rained unfortunately, the staff’s service was excellent and it became a memorable stay.

A Luxury Hotel in Kyoto’s Higashiyama District
Banyan Tree Higashiyama Kyoto, the first Banyan Tree to open in Japan, was a Hotel I had been dreaming of staying at ever since it opened. I thought it might be a bit of a splurge for me, but staying here this time was absolutely the right choice. Because it’s on a hill, the view from the window was breathtaking, and the Room was new and spotless—I also loved that the floor was tatami. The bath is made of hiba wood, with bath additives such as hinoki available; the tub was spacious and incredibly relaxing. There is also a large public bath with natural Onsen water and an open-air bath. I went the next morning and had it all to myself. At dinner, I was able to watch a maiko dance performance on a Noh stage. The food looked beautiful and tasted amazing—I was completely satisfied. At night, I walked down from the Hotel to see the illuminated Hokan-ji Temple at Ninenzaka—it was stunning. It’s an ideal location for sightseeing in Higashiyama. All of the Hotel staff were consistently courteous and attentive, which I really appreciated. I truly enjoyed a luxurious stay. Thank you very much.

A wonderful Hotel with Onsen offering a stunning view of Kyoto city
A wonderful Hotel with an Onsen, but some services and activities feel slightly off. The Noh stage is impressive, but it feels like it's just there. If it's not used daily, a Japanese garden or bamboo grove that reflects the changing seasons might provide a more calming atmosphere.

On my birthday.
This was our first visit. We enjoyed a quiet and relaxing stay near the approach to Kiyomizu Temple. This time, we booked during a time sale and had a very affordable stay with two meals included. Thank you for the delicious food as well. Although the last steep slope to the hotel was challenging, the location is excellent. While we may not have another opportunity to visit, thank you for providing my husband and me with a peaceful moment together.

It was a wonderful Hotel with an amazing atmosphere in Higashiyama. True to its name as a small luxury hotel, it was truly lovely. The meals were delicious, and the Hotel was filled with a pleasant fragrance. Despite being busy during the opening, the staff showed great attention to detail—thank you for that. The two female assistant general managers were outstanding, utilizing their experience from overseas Four Seasons Hotels to keep everything well-organized. Even minor misunderstandings were handled thoughtfully by coming directly to the restaurant and addressing them. It felt like witnessing Banyan Tree's promising future in Japan—thank you very much! For those planning to visit by car, please be cautious if driving larger vehicles or low-clearance cars due to narrow roads. I look forward to visiting this Hotel again—thank you!

Wonderful Hotel
We stayed in two Rooms as a family, including my mother. It was truly an amazing Hotel, and we were very satisfied. Within a 5-minute walk, you can reach Ninenzaka and Sannenzaka, offering great convenience. The mountain view from the Room's window was stunning. The bamboo grove and hillside within the Hotel premises, along with the sounds of insects and frogs, provided a unique resort-like atmosphere close to nature that other luxury Hotels in Kyoto don't offer. The tatami mats and cypress bath also allowed us to relax comfortably. Additionally, dinner was delicious, and the Maiko dance performance on stage during dinner became an unforgettable memory for us. The cost-performance is excellent, and we would love to stay here again. Thank you very much!

Everything was comfortable.
The hotel's facilities were excellent, and the staff were very pleasant, allowing us to enjoy a relaxing and comfortable vacation. If I had to point out an area for improvement, it would be the showerheads. Both in the room and at the Onsen, they were the same type, but unfortunately, the water pressure was weak. It would be great if options like "Mirable Plus" or similar could be installed.

The Room is spacious and clean, but there are a few areas for improvement.
The room was spacious, clean, and very comfortable. The private bath in the room was made of cypress wood, and when filled with hot water, it emitted a wonderful cypress aroma. Unfortunately, the locker keys in the public bath changing area were broken on about two lockers and could not be used. Some lockers had towels inside while others did not. A diaper had been discarded in the trash bin for paper cups near the water dispenser in the changing area and had not been collected for some time. The amenities at the sink were disorganized and left as they were. Overall, it gave an impression that cleaning frequency for the bath area was insufficient. One of my main purposes was to enjoy multiple relaxing visits to the Onsen; however, I ended up using only the cypress bath in my room after this experience with the public bath facilities. For meals, I only tried breakfast but had to wait about 30 minutes before being served. Perhaps due to this delay, some items seemed dry; improvement is needed here though I found everything tasty. In contrast, I enjoyed visiting their bar during happy hour in the evening where unique cocktails and champagne could be enjoyed at reasonable prices. Chatting with their bartender added to a delightful experience. Lastly regarding location—it’s situated atop a steep hill beyond what one might imagine from its proximity within walking distance of Gion district! If you attempt walking there unprepared (especially via routes involving stairs), reaching it can feel exhausting by those final stretches uphill! While certain plans include shuttle service from Kyoto Station—having similar options available closer around Gion specifically catering towards guests would enhance convenience greatly! As this hotel is newly opened—it holds significant potential moving forward which leaves me optimistic regarding future improvements ahead!

The Room was comfortable, but there were some disappointing aspects...
The view from the room's bath was like looking at a framed picture, offering a very pleasant experience. The room design was also enjoyable. The mattress on the bed was firm, and both of us slept comfortably. However, the breakfast was honestly not delicious at all. We entered as scheduled at 9 AM, but it was overcrowded; the table we were guided to was dirty, foreign guests looked frustrated from waiting too long, and we overheard staff conversations behind our seats about misplaced dishes—something you wouldn't expect to hear in a five-star accommodation. Some staff serving us surprised us with their actions (e.g., placing trays directly on top of menu sheets or handling chopsticks by touching the eating end with bare hands). It made us wonder if they were overwhelmed or simply untrained. While we don't demand exceptional service, these were unusual scenes for such an establishment. The public Onsen had good water quality and felt great; however, many locker keys were broken. They used four-digit locks that initially seemed tricky to operate until I tried several lockers and finally found one that worked on my third attempt. My partner mentioned that many keys in the women's bath area were also broken. At checkout, I asked about the mattress brand but received no answer as they didn’t know it either. Additionally, both of us found the straps of provided sandals too tight to wear comfortably; when we mentioned this issue during checkout, we only received an apology saying "They are new." While understandable that they're new—it seems reasonable for adjustments like loosening straps to be made beforehand. Having stayed at other properties under this group internationally and in Kyoto before with great experiences previously heightened our expectations here—but unfortunately left us disappointed this time around given its high Accommodation Fee pricing point where guests naturally expect more value. For example: during check-in process perhaps informing guests about breakfast timing challenges while taking reservations could help manage expectations better based upon capacity constraints ensuring smoother operations overall reflecting guest-centric approach aligning towards maintaining high standards expected globally especially considering Kyoto’s prime location attracting worldwide visitors continuously representing Japan’s hospitality model positively moving forward!

Hotel with a Panoramic View of Kyoto
As Japan's first entry of this hotel, I was intrigued and decided to head to Kyoto for a stay when I found an attractive plan. I took a taxi from Kyoto Station. The hotel is located up the Ishin-no-Michi path next to Park Hyatt, situated on what seems to be the highest point in this area. Depending on the floor, rooms on the 4th floor offer stunning views of iconic Kyoto landmarks such as Yasaka Pagoda and Kyoto Tower. In general, hotels in Kyoto face strict building height restrictions, so I didn’t expect much from city view categories. However, this hotel offers breathtaking views that completely changed my impression. It’s conveniently within walking distance of tourist spots like Kiyomizu Temple. Yet upon returning to the hotel, you’ll find a serene and tranquil atmosphere that makes it a truly pleasant accommodation.

I was able to relax.
I stayed for three nights. It was quiet and made me forget the hustle and bustle of the city. I only had breakfast, but it was very delicious. Next time, I would like to try dinner as well. Since I stayed for three nights, I wish there had been a different Japanese breakfast menu on the third morning. The spa was also great.

The view from the Ro...
The view from the Room was very beautiful. The next morning, when I looked out the window, I was moved by the beautiful rainbow I happened to see. When my son went to the large public bath, no one was using it, so he had it all to himself and seemed to have a great time. However, the restaurant was a bit disappointing for both dinner and breakfast. The seating was cramped with the neighboring tables, and the tables were small, so it wasn't very comfortable.

Absolutely wonderful! However, just a little...
Since my school trip in junior high, this was almost my first visit to Kyoto, and I chose this hotel as my accommodation. The proximity to Kiyomizu-dera, the calm appearance that blends well with the city when looking at the hotel on the way back, and the fact that it is on a hill, allowing a panoramic view of Kyoto from the room, made it a truly wonderful hotel! Before staying, I was worried about what it would be like, but the large cypress bathtub in the middle of the room, although the sound of filling it with water resonated throughout the room, was a bit of a downside, but it was very enjoyable once I got used to it, as it provided a sense of openness and allowed me to talk with my family in the room. There were two points of concern, given the overall high satisfaction. The first was that the doors to the toilet and shower were semi-transparent and could be seen from the outside. Even with family, I didn't want to be seen sitting in the toilet, so it was a bit of a hassle to pull out the sliding door that separates the room and the wash area every time I used the toilet. I wanted to keep it open for a sense of openness, so I would like it to be a little less visible. The second was that during our stay, we used the dinner invitation once, but in the normal course, meat or fish would come as a grilled dish before the meal, but instead, a cold appetizer was served at the beginning of the meal. Since light dishes continued and the last dish before the meal was a cold appetizer, the meal ended unsatisfactorily. Each dish was very delicious, but I still wanted to eat something warm at the end. Knowing this structure, I would have preferred to eat elsewhere rather than in the hotel, and since it was a one-night trip, I was left with a feeling of disappointment. But I liked the hotel very much, so I will go again! I think I'll reserve another restaurant for dinner.

It was a wonderful Hotel. I often use it overseas, and it had a wonderful Asian image, but I was surprised by the pure Japanese style. The cosmetics were also good. The staff's response was excellent. The food was also very delicious. Being on a hill, the view was great and I could relax. The parking lot also provided Shuttle Service, it was a wonderful Hotel.

Luxurious healing space
The building offers a serene Japanese-style space, and we were welcomed with a live koto performance at check-in. The room was spacious, and I was surprised to find a wooden bathtub in the center, but once I tried it, it was so comfortable that it might become addictive. The air conditioning was comfortable, and there was no humidity buildup in the room at all. There was an electric screen, and I was able to sleep soundly with high-quality bedding. The Onsen public bath was not very large, but being able to enjoy it alone was an unparalleled luxury. The best part was the dinner at Ryozen. Watching the illuminated Noh stage while enjoying elaborate seasonal dishes was extremely satisfying. The hospitality of the gentleman who attended to us was excellent, and we had a very enjoyable time. Thank you very much. Since the hotel has just opened, there were some staff members who were not yet accustomed, but I would like to visit again if I have the opportunity.

This stay was a plan with breakfast and dinner included. Since it was a visit after work, I drove quickly and checked in just in time for dinner. It's really unfortunate that there is no parking lot. It's difficult to go up that hill without a taxi... The meals were very delicious. Compared to other hotels, the taste was slightly stronger. It suited my palate very well. The hotel staff were very friendly, making it a very pleasant stay. The room was very spacious, and the tatami mats were very calming. The firmness of the bed was to my liking, and I slept well. It was great to see the Noh stage up close, as there are not many opportunities to experience it. I look forward to visiting again.

I was able to relax.
I have visited Kyoto many times, and considering the recent accommodation pricing in Kyoto, I think it is reasonably priced as an opening offer among the luxury class of foreign capital. We used two rooms for the family, and they assigned us adjacent rooms on the top floor with a view overlooking Kyoto city, allowing us to enjoy the orange-tinted sunset in a serene manner, which was a wonderful moment. Although it is located on a steep hill, the location is so quiet with just a different path. It is within walking distance to the Kiyomizu and Kodaiji areas, but this time we enjoyed staying at the hotel without stepping outside. The room is set in a Japanese style with a large daybed and a calming hinoki bath. The onsen bath is small but has an open-air bath, which is a big plus for the stay. (There is no sauna, and the way foreign guests use the bath is rough, but this is not the property's fault.) Also, at certain times, the towel replenishment is not keeping up, and the way foreign staff collect towels is rough, which is concerning, and I think more careful training is needed. Additionally, the onsen pool I used in early summer at ROKU was filled with greenery and had a resort feel, leaving a good impression, but the Banyan with a nude onsen bath felt like a place where Japanese people can relax. Regarding meals, we were able to enjoy a special dinner offer, with each dish carefully crafted, allowing us to enjoy both the taste and appearance. Breakfast on the terrace on a sunny day with a Noh stage in front was a very pleasant restaurant experience. Overall, the facility is not particularly large, but I feel it is a good facility to spend a comfortable and relaxing time.

It was a stay to celebrate a birthday, but...
I had been eagerly anticipating the opening of Banyan Tree in Kyoto Higashiyama for several years. When it finally opened, I started planning my visit. Initially, the pricing was beyond my reach, so I decided to wait. Eventually, a plan was offered that was just within my reach, although it came with a cancellation fee at the time of booking. Since it was my birthday month, I bravely made the reservation. However, right after booking, a plan that was a few thousand yen cheaper was released. My excitement plummeted, but I had no choice but to accept it. Finally, the day of my stay arrived. I drove to the hotel to drop off my luggage in advance. I expected someone from the hotel to come out, but after waiting for a while, no one did. I had to go inside the hotel to call someone. When I handed over my luggage and received the claim ticket, it already had the room number 1×× written on it, and I realized, "Oh, it's a room on the first floor," which dampened my spirits. Of course, I had booked a bottom-tier room, so a first-floor room was fine, but there was no excitement about checking in. I returned to the hotel at the check-in time and completed the check-in process. I was escorted by a staff member who didn't seem very proficient in Japanese, and I entered the room. When I looked outside to see the view, there was a house directly opposite, and as far as the eye could see, there were houses. A slight shift in view revealed a cemetery. Where was the expansive view of Kyoto? That said, it was a new facility, so the room was clean and elegant. The meals we received were not only visually appealing but also delicious. Despite the various disappointments, it was a stay that somewhat eased my feelings, and I checked out. The major issue came afterward, but within a week of my stay, the accommodation plan prices dropped significantly, with the bottom-tier price falling by tens of thousands of yen compared to the booking price. The feeling of disappointment and despair when I saw this was overwhelming. I understand that it's necessary to increase room occupancy rates, but I had mustered the courage to book a plan with an immediate cancellation fee, only to have a cheaper plan released shortly after, and then see the price drop by tens of thousands of yen shortly after my stay. I didn't want to write a review like this, but my feelings of disappointment, despair, and anger compelled me to do so. After using it for my important birthday and enjoying it in our own way, I felt like I was plunged into the depths of despair. It marked the worst birthday memory of my life. It's very disappointing.

Poor access
The access is poor. The hotel doesn't have a parking lot, and since I went by car, I parked at a nearby parking area. However, the hotel is located on top of a hill, and although it's only about a 5-minute walk from the parking, even for someone in their 30s like me, it was quite exhausting and the steep slope left me out of breath. I decided to stay because it was designed by Kengo Kuma, and I work in architecture, but aside from the exterior of the main entrance, there was nothing particularly special about the design. As someone who wanted to see the architecture, it was truly disappointing. Hotels designed by non-famous architects, like the Park Hyatt, are much more satisfying in terms of architecture. However, the price is that of a first-class hotel, and the satisfaction relative to the cost is quite low.
