    First-time guest

    This was my first stay here. The Room was clean and quiet, which I really appreciated. I was also given an upgrade, and the courteous service made my stay very comfortable. I would like to stay here again when I am in the area.

    [Will Definitely Return] Wonderful Hospitality and Thoughtful Service

    The service was exceptionally flexible and attentive—far beyond what you would expect at a typical Hotel—while maintaining a comfortable balance that never made guests feel self-conscious. Although there were signs of renovation that reminded me of an apartment building, the Room was very spacious, well-suited for long stays, and impeccably clean. This is an Accommodation I’d like to use regularly whenever I visit Kyoto.

    It was a very comfortable stay and absolutely wonderful.

    I booked a Deluxe Double Room for two people for one night, but it was upgraded to an Executive Suite thanks to my Diamond member benefits. The in-room washer and dryer were fully provided, along with detergent, which I really appreciated. I also knew that the minibar would be free as a Diamond benefit, but I was pleasantly surprised by the wide variety of items available. When going out, I needed to leave my key at the front desk, but there was never any waiting when picking it up upon return, and the staff assisted me politely every time. The only issue was that one glass had visible lip marks on it, so I deducted 1 point in the Facility category; overall, however, it was a very satisfying stay. I would definitely like to stay here again.

    Staying as part of a family trip

    Overall, very satisfied Suitable for both sightseeing and business stays Good - The Room is clean - Spacious enough - Well-stocked amenities - Washer and dryer in the Room - Plenty of tableware provided - Clean bathroom and water facilities - Polite service with an upscale feel - Thoughtful touches, such as an umbrella in the Room - Located in a quiet area with low foot traffic - Yet many restaurants are within a short walk Bad - Don’t expect much of a view - No parking (not an issue unless you’re driving; there are plenty of parking lots nearby)

    It was an elegant and relaxing time.

    Thanks to the Diamond member benefit, we received a Room upgrade. The moment we stepped inside, the space was so generous that I couldn’t help but say, “Wow.” The interior was consistently styled with a Kyoto-inspired Japanese aesthetic, creating a wonderfully calm atmosphere. The indirect lighting was thoughtfully designed, and the Room felt especially lovely at night. The tableware included beautiful, like-new pieces from Noritake and HARIO. My personal favorite was the bath salts—soaking in the tub while surrounded by natural aromas was truly relaxing. Breakfast was delicious, and having it delivered to our Room made everything feel effortless. Rather than a Hotel stay, it felt like relaxing in a private residence. This time we stayed for one night, but it’s an Accommodation where I’d love to enjoy a Multiple Night Stay at a slower pace. All staff were polite and kind, which made us feel at ease. I would definitely like to stay again. Thank you very much for your hospitality!

    Perfect for families

    We stayed in an Executive Double Suite with a Japanese-style Room. We were traveling with our 7-month-old baby, and they prepared futons in the Japanese-style Room, so we could put our baby to sleep safely. The bathroom was spacious, making it easy to bathe our child just like at home. The staff’s hospitality was excellent, and we were able to fully enjoy our first trip with our child without any inconvenience. During our Multiple Night Stay, breakfast was almost the same on both days, but it was very delicious, and they accommodated us flexibly with the timing, which we appreciated. We would love to stay here again when we visit Kyoto.

    Wonderful

    The front desk service was excellent. The Room was spacious and very comfortable. I also appreciated that the bathroom and toilet were separate. A washing machine, dryer, and laundry detergent pods were provided as well. It’s a Hotel I would definitely like to stay at again.

    It was a very calm and relaxing Hotel.

    This was my first time making a Reservation. The property was quietly located in a residential area, about a 10-minute walk from the subway station. Since I arrived after walking in the heat, I really appreciated that the air conditioning in the Room was already working. The amenities were well provided, which was great. However, I was surprised that items like a washbasin and bath chair had to be requested from staff and delivered—perhaps because many international guests stay here. If possible, I would appreciate it if this could be explained at the front desk. Overall, it was a pleasant Room where I’d like to stay again. Thank you.

    The Room was clean and spacious, and the staff made a very positive impression. The Hotel is conveniently located in a charming, quiet residential neighborhood with plenty of appealing restaurants nearby, which was another plus. It is well stocked with daily necessities and seems comfortable even for longer stays. This time we stayed only one night, but next time we would like to stay for two nights or more.

    I stayed here alone on a business trip. The Room I reserved was already a spacious 45 m², but thanks to my Diamond member benefits I was upgraded to the top-tier 80 m² suite. It was impressively large and luxurious—almost too much for a solo business stay. The guest room was spotless, with a generous living area, and it felt more like staying in an upscale residence than a typical Hotel. Being able to enjoy such a relaxed, expansive space right in the heart of Kyoto felt truly indulgent, and it helped me unwind after work. What surprised me most was the complimentary minibar included as a Diamond benefit. These days more Hotels advertise “all-inclusive” or “free minibar,” but when you actually open the fridge, the selection can be limited. This was different. Not only were there beer and soft drinks, but there was also an excellent wine selection—including full bottles. It far exceeded what I expected from the phrase “free minibar.” Since the suite was so wonderful, I decided not to go out for dinner and ordered Uber Eats instead. I enjoyed a relaxed meal in the spacious, elegant living room with drinks from the fridge. I did have some trouble getting AirPlay to connect to the TV, but the staff were extremely kind and helpful. Beyond great Facilities, I really appreciated their attentive support when something wasn’t working smoothly. Considering the Accommodation Fee, this stay offered outstanding value: exceptional space and quality, plus my Diamond upgrade benefits, an impressive minibar selection, and excellent service from the staff. It fully relieved my day’s fatigue—an excellent Hotel that made me want to stay again next time I’m in Kyoto.

    A relaxing space that feels just like home. Attentive staff who take great care of guests. With plenty of restaurants nearby and easy access to the subway, it’s perfect. I’m truly happy to have found such a wonderful Accommodation.

    Amazing value for money!!

    It was amazing!

    I was deeply relaxed in this luxurious space where I could feel Kyoto in every detail. The bath also had a genuine herbal soak, letting me enjoy a truly indulgent Onsen-like experience. The amenities were well stocked, and the futon and pillows were fluffy, so I slept soundly. It was a wonderful trip that I thoroughly enjoyed. I would definitely love to stay again.     We are a family of t...

    We are a family of three—my husband, our son, and me. We use this Accommodation for stays of 4–5 days. This time, we stayed here to see the Gion Festival. It’s in a quiet residential area and conveniently located with easy access to any station. The Room is clean and well stocked with amenities, and having a washing machine is especially helpful in summer. The bathroom has an overhead shower head that feels wonderful. The bathtub is also great—spacious enough to lie back in alone, and I could stay in it forever. After enjoying sightseeing until we’re completely tired, we can return to the Room and relax in a quiet space. Tomoya Residence is truly our favorite Hotel that we highly recommend.

    We stayed here for our summer vacation trip, and the Room was spacious, clean, and very comfortable. The service was excellent, and we would like to stay here again when we visit Kyoto. The location is convenient, so we highly recommend it.

    Overall, it left a lingering sense of disappointment.

    We stayed as a family of three. We were in town for the Gion Festival, so the location was excellent. However, on the day of check-in, we had plans to change into yukata from 3:00 p.m., so we arrived at the Hotel at 1:30 p.m. hoping to get in even a little before the 2:00 p.m. check-in time. We were told, “We’re not finished yet,” and couldn’t enter. In the end, we weren’t able to access our room until after 2:10 p.m. Normally I wouldn’t make an issue of it, but since I had explained more than 30 minutes in advance that we were in a hurry, I felt something more could have been done—maybe I’m being unreasonable… The front desk staff member at that time seemed very inefficient, and we could even hear staff arguing in the back area. Also, while I understand housekeeping is demanding, used pajamas and towels were left carelessly on the floor, and when trying to use the elevator (perhaps there is only one), it was filled with large amounts of laundry. Overall, I felt there were significant operational issues. Finally, early on our last morning, when I mentioned that additional complimentary water from the previous day had not been replenished, I was told, “We can bring you as many bottles as you like.” If they had said that from the beginning, we would have acted accordingly… Overall it was quite disappointing.

    A calm and relaxing Room atmosphere

    I stayed in a Room with a garden. It was very spacious and clean, and I was completely satisfied with my stay. The bed was very comfortable, so I could rest well. The amenities were also well stocked. I would love to stay again. Thank you very much.

    Thank you as always for choosing to stay with us. I am very satisfied with the well-appointed Room furnishings and ample storage, and I can relax comfortably each time. This time I stayed in Room 102, and when I first entered, there was a strong musty smell. I assumed it was unavoidable during the rainy season, but after running the air conditioner on dehumidify mode, the odor completely disappeared within a few hours. You may want to take a small extra step before guests arrive once a Reservation is made. Otherwise, I am very satisfied.

    A Hotel where you can stay like a local in Kyoto

    I stayed here for one night before a business trip in Kyoto. The first thing I noticed upon entering the Room was how comfortable it felt—more like a high-quality residence than a typical Hotel. With a spacious entryway and hallway and a generous living area, it was a place where you can truly enjoy the stay itself. The bathroom and toilet are separate, and there is plenty of space around the water facilities as well. The entire Room has a calm, cohesive atmosphere, making it an excellent environment for anyone who wants to spend quiet time in Kyoto. Check-in is done while seated, and the staff were very courteous. I also appreciated the green tea served upon arrival. Breakfast is delivered via room service. Being able to enjoy it slowly in the Room meant there was no rush to head to a Hotel restaurant, allowing me to spend my morning time in a more relaxed way. This time I stayed for one night, but it was the kind of stay that made me want to come back for a Multiple Night Stay next time and enjoy more time in the Room. This is a Hotel I would recommend not only as a base for sightseeing, but also for those who want to “stay as if living in Kyoto.”

    Stay like you live.

    Was this my first time staying in an apartment-style Accommodation similar to a so-called private rental? It didn’t feel like staying at a Hotel. The entrance, washroom, bath, and inner courtyard all felt familiar. Everything was pleasantly everyday, and it was a day that left me feeling warmly at ease. (That’s why I carefully sorted the trash as well—did I follow Kyoto City’s rules correctly?) I’d consider this one of my Accommodation options in Kyoto from now on. The room was very clean, and you could sense the staff’s care. The service kept a comfortable distance; their language was polite and their manner of speaking calm. The bath felt just like at home—I said, “If only I could stretch out my legs!” and my family scolded me for being selfish. The lobby, including the front desk, wasn’t flashy but was functional—just the right balance. We had breakfast. The bread was good. The coffee was dark-roasted and strong—great for a café au lait. I’d like to visit again. Next time, I’d love to plan a Kyoto trip that suits this place. Thank you very much.

    We had a relaxing stay.

    The ground-floor residence with a private garden was very relaxing, with greenery visible outside the windows. It also had a kitchen and a washer-dryer, and the living Room and bedroom were separate and spacious, making it feel open and comfortable—ideal for a longer stay without stress. Breakfast was also delicious, and it was great to be able to enjoy it at leisure in the Room. I would love to stay here again when visiting Kyoto—thank you very much.

    It wasn’t a good fit for me.

    The Room was spacious at 45 m², and the cleaning was thorough, leaving everything impeccably clean. However, considering the accommodation rate, there were a few disappointing points. - Internet: The Wi‑Fi was extremely slow, and frequent connection issues during web meetings interfered with my work. - Facility: Despite the large Room, the bathroom was very small and felt like a typical unit bath. It was also inconvenient that items such as a wash bucket and shower chair were not available unless requested. In addition, noise from other guests on the same floor carried into the Room, and I also noticed slightly insufficient soundproofing, possibly due to the building’s construction. - Service: At check-in, two of the three IKYU Diamond member benefits were not available. While it is stated that availability may vary, it felt like expectations were raised without being met. The staff’s explanation also came across as strictly scripted, which made the benefit-related guidance feel somewhat off.
